O'Connell City Clerk Building Dear Madam: This is in the matter of the application of the Miller Hospital to install and operate a temporary parking lot on property located on the east side of Rice Street between Summit and Iglehart Avenues. The property is described as Lots 3 thru 8, Block 4, Irvine's Addition. The zoning is commercial. The property under consideration has been cleared of its former uses as it is now highway right -of -way and will be used in connection with the Freeway. The applicant proposes to use it temporarily for off- street parking purposes in connection with Miller Hospital. Its capa- city will be approximately 75 car spaces. The site has a frontage of 240 feet on Rice Street and 120 feet along both Summit and Iglehart Avenues, resulting in an area of approximately 28,800 square feet. To the north and east is the highway right -of -way for the Freeway; south across Summit Avenue and west across Rice Street are various commercial uses; diagonally across the intersection of Rice'Street and Summit Ave- nue is a parking lot. Field investigation discloses no basic objection to the proposed use. The Traffic Engineer has approved the plans which meet the standards for this type of facility. In consideration of the above factors, the Board of Zoning recommends the granting of the 75 car temporary parking lot on the above described property in accordance with plans approved February 15, 1962.
