DATE RECEIVED: March 28, 2005 DEADLINE FOR ACTION: July 26, 2005 A. PURPOSE: Combined plat for Germain Landing Second Addition to create 6 lots for three twin homes (6 housing units) on the site. B. PARCEL SIZE: 21,744 sq. R C. EXISTING LAND USE: Multi-family Residential D. These criteria are covered below under "Required Findings." F. HISTORY/DISCUSSION: In June of 2004, Habitat Humanity submitted a combined plat for Germain Landing to create 24 residential parceis and 5 outlots. The comprehensive plan encourages devetopments which promote good design solutions on smaller development sites and that complement existing neighborhoods. It also conforms with redevelopment plans for the area. ' 5. The subdivision preserves and incorporates the site's important existing natural features whenever possib/e. The site is in a fuliy-developed part of Saint Paul with no remaining naturalfeatures. 6.
