There is also TN2 and 63 zoning on the south side of West 7`", with a range of land uses. 3. The proposed rezoning is consistent with the comprehensive plan and other plans. Rezoning this property to B2 is consistent with the Council-adopted Fort Road Development Plan. This site falls within the Randolph [Avenuej node and `West Seventh Street Corridor' subnode of this plan, which has as main goals the improvement of the streetscape and the strengthening of the market for existing businesses. Relevant development principles for this Corridor include: � Focus redevelopment around the key intersection of the node, West Seventh and Randolph. • Create new off-street parking for existing businesses, where feasible. • Work with business owners as potentia! developers and retain established businesses that strengthen the neighborhood; � Look for infill opportunities on other "target" blocks. • New development shall resutt in no nef loss of off-street parking. 4. A small extension of 62 zoning onto this property will have no adverse im�act on the surrounding area, given the sizeable amount of B2 zoning on the north side of West 7 Street. Any future redevelopment proposed for this property (under 62) will be subjected to site plan review, which will include a consideration of the site plan's consistency with the Fort Road Development Plan's objectives for the area.
