Hanlon (#04-059698) Location - 950 Westminster Street Zoning - RT-1 Purpose: MAJOR VARIANCE - Two variances in order to split this parcel and create a new lot to build a single family house. The proposed lot split requires the following variances for the existing duplex: 1.) A minimum lot width of 50 feet is required and 40 feet is proposed, for a variance of 10 feet. 2.) A minimum lot size of 6,000 square feet is required and they propose 5,200 square feet, for a variance of 800 square feet. III. NEW BUSINESS A. Applicant - John & Gloria Harshfield - Best Rate Storage & Hauling (#04-094144) Location - 1607 Breda Avenue Zoning - I-1 Purpose: MAJOR VARIANCE - A separation variance in order to create an outdoor storage yard. A separation of 300 feet is required from the nearest residential property with a distance of 66 feet are available, from the property on the south side of Breda, for a variance of 234 feet. Applicant - Kevin Busch for Como Park Lutheran Church (#04-109061) Location - 1545 Hamline Avenue North Zoning - R-4 Purpose: MAJOR VARIANCE - A variance in order to install a freestanding sign at the church parking lot 1 block north of the church. 1.) The maximum allowable height for this free standing sign is 4 feet -11 inches and a height of 7 feet is proposed, for a variance of 2 feet -1 inch. C. Applicant - Joan Strommer (#04-111267) Location - 1571 Rice Street Zoning - B-3 Purpose: MINOR VARIANCE - A variance in order to build a two-car detached garage in the front yard. Accessory buildings may not be located within a required front setback. The required front setback is 25 feet and the proposed garage will project into this setback 13 feet. D. Applicant - Estevan Garcia Ramirez (#04-112285) Location - 647 Canton Street Zoning - RT-2 Purpose: MINOR VARIANCE - A variance in order to build a 14 by 24-foot addition on the southwest side of the house. This would leave a space between the corner of the house and the garage of 4.5 feet. The code requires a 6-foot separation and a variance of 1.5 feet is requested. E. Applicant - Equity Services of St. Paul Inc., (#04-112964) Location - 1079 Rice Street Zoning - B-3 Purpose: MAJOR VARIANCE - A variance of the off-street parking requirements in order to convert this building from a church to a rental hall. The rental hall requires 20 more parking spaces than the church did. The code requires that parking must be located within 300 feet of the building it is to serve. The Bank parking lot is approximately 500 feet away, which requires a variance of 200 feet. IV.
