Applicant - Rob Clapp - River Run Properties (#03-326083) Location - 1016 McLean Avenue Zoning - R-4 Purpose: MAJOR VARIANCE - Three variances in order to split this parcel and build a new single family house. The existing house: 1.) A minimum lot size of 5,000 sq. ft, is required and 4,400 sq. ft. is proposed,for a variance of 600 sq. ft. 2.)A side yard setback of 4 feet is required and a setback of 2.8 feet is proposed for a variance of 1.2 feet. The new house: 3.)A minimum lot size of 5,000 sq. ft. is required and 4,000 sq. ft. is proposed, for a variance of 600 sq. ft. b. Applicant - Boris Tsvetovat (#03-323104) Location - 856 Case Avenue Zoning - RT-1 Purpose: MAJOR VARIANCE - Two variances in order to split a lot, build a new single family house and legalize the existing duplex. 1.) A minimum lot width of 50 feet is required and a width of 40 feet is proposed, for a variance of 10 feet. 2.) A minimum lot size of 6,000 square feet is required with 5, 400 sq. ft. proposed, for a variance of 600 square feet. c. Applicant - Gerald T. Applicant - Thai Xiong (#03-328054) Location - 529 Western Avenue North Zoning - R-4 Purpose: MINOR VARIANCE - A lot coverage variance in order to build an addition on the north side of the existing house. Lot coverage of 30% is allowed and coverage of 37% is proposed, for a variance of 7% (358 sq. ft.) B. Applicant - Rax Haas - RH Homes LLC (#03-330187) Location - 1686- 7th Street East Zoning - R-4 Purpose: MAJOR VARIANCE - A side yard setback variance in order to split the lot and build a new single family home. The existing garage requires a 3-foot side yard setback and the proposed lot split will leave the garage with a 1.1 feet setback, for a variance of 1.9 feet. C. Applicant - Daniel &Alicia Diaz (#03-330464) Location - 866 Robert Street South Zoning - B-2 Purpose: MINOR VARIANCE - A rear yard setback in order to build an addition and connect the garage to the existing house. The required rear yard setback is 25 feet, with 2 feet proposed, for a variance of 23 feet. D. Applicant - Randy Everson (#03-330992) Location - 244 Marshall Avenue Zoning - RM-2 Purpose: MAJOR VARIANCE - A side yard setback variance in order to build a detached garage on the existing parking lot for the adjacent 6-unit apartment building. Applicant - Alexei Berg (#03-326522) Location - 1905 Eleanor Avenue Zoning - R-3 Purpose: MINOR VARIANCE - A lot coverage variance in order to build an addition on the southwest side and a screened porch on the north side of the existing house. Lot coverage of 30% is allowed with coverage of 38% proposed, for a variance of 8% (595 square feet). G. Applicant - Wallace Nelson (#03-326833) Location - 1036 Desoto Street Zoning - R-4 Purpose: MINOR VARIANCE - Modification of a previous variance (#02- 234037)which was granted on December 9, 2002. A side yard setback of 9 feet is required and after the lot split the existing duplex will be setback 5.5 feet from the north property line, for a variance of 3.5 feet. Applicant - Wally Nelson (#03-326895) Location - 934 Juno Avenue Zoning - R-4 Purpose: MAJOR VARIANCE - Three variances in order to split a lot, leave the existing duplex legal and build a single family house. 1.)A lot width of 50 feet is required and a lot width of 40 feet is available, for a variance of 10 feet. 2.)A lot size of 6,000 sq. ft. is required and a lot size of 5,200 sq. ft. is available, for a variance of 800 sq. ft. 3.)A side yard setback of 9 feet is required with 1.5 feet available, for a variance of 7.5 feet. Applicant - Mary Apuli -Achieve Language Academy (#03-328357) Location - 2169 Stillwater Avenue Zoning - R-3 Purpose: MAJOR VARIANCE - Two variances in order to build an addition on the existing school. 1.) Lot coverage of 30% is allowed and coverage of 32% is proposed, for a variance of 2%. 2.)A side yard setback of 15 feet is required and a setback of 4 feet is proposed from the west property line for a temporary classroom building, for a variance of 11 feet. J. Applicant - Kristin M. Sogota (#03-328956) Location - 1202 Cleveland Avenue South Zoning - R-3 Purpose: MINOR VARIANCE - A rear yard setback variance in order to build a new detached garage in approximately the same location as the existing garage. The required setback is 6 feet with 4 feet proposed, for a variance of 2 feet. K.
