The Board of Zoning Appeals will determine the order of the agenda at the beginning of its meeting. I. APPROVAL OF MINUTES OF JULY 14, 2003 II. NEW BUSINESS A. Applicant - Gerald T. Flannery (#03-323615) Location - 393 Eichenwald Street Zoning - RT-1; HPL-DB Purpose: MINOR VARIANCE - Two variances in order to build a new 2-car garage addition to the rear of the house. 1.)A side yard setback of 4 feet is required and a zero setback on the south side is proposed, for a variance of 4 feet. 2.)A maximum lot coverage of 30% is allowed with 56% proposed, for a variance of 26% (674 sq. ft.) B. Applicant - City of Saint Paul: Division of Parks & Recreation: c/o Ken Wehrle (#03-324177) Location - 179 Robie Street East Zoning - RM-1; RC-4 Purpose: MAJOR VARIANCE - Two variances in order to build a community center. 1.)A front yard setback of 25 feet is required and a setback of 7 feet is proposed, for a variance of 18 feet. 2.)The required number of parking spaces for the new center is 375 with 223 spaces proposed, for a variance of 152 parking spaces. C. Applicant - Ricky A. The proposed deck will be 2 feet from the east property line and a 4-foot setback is required, for a variance of 2 feet. 4.) The pool must be 4 feet from any building and the pool will be right next to the garage, for a variance of 4 feet. D. Applicant - Mike Emer - Morton Builders (#03-322568) Location - 867 Ocean Street Zoning - I-1 & RT-1 Purpose: MAJOR VARIANCE - A side yard setback variance in order to build a new warehouse/office building in an industrial district which abuts a residential district. The required setback is 33 feet with 10 feet proposed, for a variance of 23 feet. E. Applicant - Boris Tsvetovat (#03-323104) Location - 856 Case Avenue Zoning - RT-1 Purpose: MAJOR VARIANCE - Two variances in order to split a lot, build a new single family house and legalize the existing duplex. 1.) A minimum lot width of 50 feet is required and a width of 40 feet is proposed, for a variance of 10 feet. 2.) A maximum lot coverage of 30% is allowed, with 36% proposed, for a variance of 6% (316 sq. ft.) G. Applicant - Colleen & Patrick Bollom (#03324104) Location - 1790 Berkeley Avenue Zoning - R-4 Purpose: MAJOR VARIANCE - A front yard setback in order to demolish the existing house and build a new house with the same setback. A front yard setback of 34 feet is required with 31.5 feet proposed, for a variance of 2.5 feet. H. Applicant - Rob Clapp - River Run Properties (#03-326083) Location - 1016 McLean Avenue Zoning - R-4 Purpose: MAJOR VARIANCE - Three variances in order to split this parcel and build a new single family house. The existing house: 1.) A minimum lot size of 5,000 sq. ft, is required and 4,400 sq. ft. is proposed, for a variance of 600 sq. ft. 2.)A side yard setback of 4 feet is required and a setback of 2.8 feet is proposed for a variance of 1.2 feet. A rear yard setback of 25 feet is required and a setback of 15 feet is proposed, for a variance of 10 feet. III.
