Pumper (#02-228871) Location - 217 Baker Street East Zoning - RT-1 Purpose: MAJOR VARIANCE - A lot width variance in order to split a lot and build a new duplex. A lot width of 50 feet is required and a width of 47.75 is proposed, for a variance of 2.25 feet. E. Applicant - John Kohler (#02-228975) Location - 1665 White Bear Avenue North Zoning - B-3 Purpose: MAJOR VARIANCE - Two variances in order to construct a new Waigreens store and associated off-street parking lot. 1.) A separation variance in order to provide an access driveway to the parking lot. A separation of 25 feet from the nearest residential property is required and a separation of 4 feet is proposed. 2.) A variance to allow an off-street loading area on the south (California Street) side of the new building. The code requires loading to be provided in the rear yard. F. Applicant - Steve Oswald (#02-229081) Location - 1522 Maywood Street Zoning - R-4 Purpose: MINOR VARIANCE - A front yard setback in order to build a wrap around covered-porch on the front and side of the house. A minimum lot size of 7,200 square feet is required and a size of 6,173 is proposed, for a variance of 1,027 square feet. 2.) A front yard setback of 25 feet is required and a setback of 18 feet is proposed, for a variance of 7 feet. H. Applicant - Scott R. Strand (#02-230825) Location - 1772 Eleanor Avenue Zoning - R-4 Purpose: MINOR VARIANCE - A request to modify a previous setback and lot coverage variance in order to extend the length of the proposed attached garage an additional two feet. The previous variance allowed a rear setback of 13 feet and the proposed addition would require a setback of 11 feet. The additional lot coverage is less than 1/2 of 1% and will not change the lot coverage variance. IV.
