The existing lot coverage is 36% and the proposed coverage is 39% for a variance of 3% (125 sq. ft.) 2). The lots are located in R-3 zoning area that requires 50 foot width lots and 6,000 square feet lot area. Lot 24 (an existing single family home) proposes a 41-foot lot width, for a variance of 10 feet and 5,500 square foot lot area, for a variance of 500 square feet. Applicant - Marvin Plakut - Episcopal Health & Housing Services (#01-187552) Location - 490 Lynnhurst Avenue East Zoning - RM-2 Purpose: MAJOR VARIANCE - A front yard setback, side yard setback and parking variance to build an addition to Iris Park Commons and a new 50 unit senior bldg. (Seabury). The required front yard setback from University Ave is 25 feet with 8 feet proposed, for a variance of 17 feet.
