(#00-124240) Location - 554 West Central Avenue Zoning - RM-3 Purpose: MAJOR VARIANCE - Two setback variances in order to construct a new, off-street parking lot. Applicant - LESLIE LUCHT (#00-124519) Location - 681 Van Buren Avenue Zoning - R-4 Purpose: MAJOR VARIANCE - Several variances in order to construct a second house on this property, bringing the total number of dwelling units on the site to three. 1) A minimum lot size of 10,000 square feet is required, and 4,980 square feet are available, for a variance of 5,020 square feet. 2) A side yard setback of 9 feet is required, and a setback of 2 feet is proposed on the west side, for a variance of 7 feet. 3) A rear yard setback of 25 feet is required, and a setback of 2 feet is proposed, for a variance of 23 feet. 4) Lot coverage of 30% is allowed, and coverage of 35% is proposed, for a variance of 5% (272 square feet). 5) A total of 5 zoning rooms are allowed, and 22 rooms are proposed, for a variance of 5 zoning rooms (6,600 square feet)I. 6) Four off-street parking spaces are required, and two spaces are proposed, for a variance of two spaces.
