Applicant - Steve Virkus (#01-216061) Location - 709 Cherokee Avenue Zoning - RT-1 Purpose: MINOR VARIANCE - The applicant is requesting two variances to construct a detached garage in the rear yard. 1.) A variance of 2 feet to allow a garage height of 17 feet. A 15-foot height is permitted. 2.) A 3-foot side yard setback variance to locate the garage 6 feet off the side property line. A 9 foot setback is required. B. Applicant - Francis W. Crowley (#01-213777) Location - 1625 Hewitt Avenue Zoning - RT-1 Purpose: MAJOR VARIANCE - Four variances in order to split a lot with two separate buildings (single family and duplex) on it. 1.) The minimum lot size for a single family home is 5,000 square feet; 2,500 is available, for a variance of 2,500 square feet. 2.) The minimum lot size for a duplex is 6,000 square feet; 4,300 square feet are available, for a variance of 1,700 square feet. 3.) The required rear yard setback for a duplex is 25 feet; and 4 feet is proposed for a variance of 21 feet. 4.) Applicant - Daisy Haung (#01-217985) Location - 712 University Avenue West Zoning - B-3 Purpose: MAJOR VARIANCE - An off-street parking variance to allow redevelopment of a former tool supply company building to a mixed office/retail/restaurant building. The former use required 51 spaces and the new use requires 72 spaces, for a variance of 21 off street parking places. D. Applicant - Russell &Tana Douville (#01-218014) Location - 1199 Idaho Avenue West Zoning - R-4 Purpose: MINOR VARIANCE - A side yard setback variance in order to construct a new attached garage. A setback of 4 feet is required and a setback of 1 foot is proposed, for a variance of 3 feet. E. Applicant - Scott Gikling (#01-218027) Location - 1912 Eleanor Avenue Zoning - R-3 Purpose: MINOR VARIANCE - A front yard setback to build an addition on the front of the house and attached garage. The average front yard setback is 41 feet with 33 feet proposed, for a variance of 8 feet. F. Applicant - Homer Carlson Family Partners (#01-218216) Location - 542 Ohio Street Zoning - B-2 Purpose: MAJOR VARIANCE - A density variance is requested to allow conversion of a duplex to a four-plex with 10 zoning rooms.
