Shepard Estate to re-zone from "C" residence to "Commercial" lots 1, 2, 3 and 4 - block 79 - Dayton & Irvine's Addition. This property is located adjacent to the south side of D yton between Virginia and Dayton. The property under consideration has a frontage of 284' on Dayton and extends southerly a distance of 116.5' on Farrington and Virginia. It has an area of 32,986 sq. ft. It is directly north of the existing commercial zoning which fronts on Sell* Avenue in this vicinity. The applicants propose to use this property for the administrative office of an insurance agency as outlined in the applicant's letter dated October 31, 1956. The Zoning Board finds there is adequate space on the premises for off-street parking and that there will be no external modification of the premises except for a small sign identifying the nature of the activity within. Adjacent land uses are as follows: there is a rest home and catering ser- vice across Dayton to the north: there is a mixture of commercial and residential uses to the south along Selby Avenue, there is a vacant lot across Virginia to the west and .there are apartments fronting on Farrington to the east. The property is presently occupied by a large residential structure which would be converted for office use. The company presently employs four full time employees and four part time employees. The zoning Board finds that if the applicant's plans are carried out, the activity contemplated is a logical means of using this old structure that is on the premises. The alternative use for this building would be for apartments. In the event the need for off-street parking should be greater,. Lot 8 and Lets 3 and 4 and the north 16i feet of Lot 5 can be utilized for parking. This area exceeds any parking space needs foreseeable. The company has node a tentative agreement with Mr. John Bahnaman, present caretaker of the buildings and grounds for the Shepard family, to care for the grounds and buildings as he has in the past. It is the company's intention that this property shah. remain a credit to the neighborhood. The company does not contemplate any alterations to the buildings, except perhaps the installation of fluorescent lighting, as required, and does not contemplate any new construction or out- side alteration of the buildings.
