An ordinance amending the Zoning Code, Chapters 60 -
to 64 anclbsive of the Saint Paul Legislative Code,
pertaining to Use Districts, Height Districts and
Rezoning of certain properties in the City of Saint
Paul, as amended. This is an emergency ordinance
rendered necessary for the preservation of the public
peace, health and safety.

THE COUNCIL OF THE CITY OF SAINT PAUL DOES ORDAIN:
Section 1. That the Zoning Code, Chapters 60 to 64 in-
clusive of the Saint Paul Legislative Code, pertaining to
Use Districts, Height Districts, and Rezoning of certain prop-
erties in the City of Saint Paul, as amended, be and the same
is hereby further amended so as to rezone the following described
property from "B "r Residence District to "C" Residence District,
to -wit: i
The Southerly 51.88 feet of Lot 9, Belmont
Addition, except the easterly 39 feet thereof,
according to the plat thereof on file and of
record in the office of the Register of Deeds
in and for Ramsey County, Minnesota, being
located on the east side of Eichenwald Street
between Sixth and Seventh Streets.
Section 2.• This ordinance is hereby declared to be an
emergency ordinance rendered necessary for the preservation of
the public peace, health and safety.
Section 3. -This ordinance shall take effect and be in
force upon its passage, approval and publication.

Dear Sir:
This is in the matter of the application of Frances Ronayne to rezone
from "B" to -ItV Residence property located on the east side of- Eichewald
Street between Sixth and Spventh Streets. The legal description is the
southerly 51.88 feet of Lot 9, Belmont Addition except the easterly 39
feet thereof. The zoning is "B" Residence and has been since the adop-
tion of the Ordinance in 1922.
The site is presently vacant and the applicant proposes to develop it
with a seven unit apartment building with off - street parking accessory
thereto. The property under consideration has a frontage of 51.88 feet
along Eichenwald Street and extends to a depth of 161 feet, resulting in
an area of approximately 8,353 square feet. The proposed plan meets the
recommended standards as to' density and building ground coverage.
The adjacent land uses are: west across Eichewald is a 22 story multi -
type residence which fronts on Eichenwald Street; north and adjoining
are two single - family residences also fronting on Eichenwald Street;
south and adjoining are the rear yards of one and two - family residences
which front on Sixth Street; east and adjoining are single and two -
family residences which front on Hope Street.
Field investigation discloses no objection as the area is now developed
with various type residential uses and the Preliminary Land Use Plan
indicates that the highest and best use of the land in this area is
multi- family residences.
In consideration of the above factors, the Board of Zoning recommends
the rezoning of the above described property from "B" Residence to IIC"
Residence in accordance with the applicant's proposal which was reviewed
by them on June 4, 1959.
