Howard to rezone from "C" residence to commercial district I property located on the west side of Farrington Street between University and Sherburne Avenues and described as except the north 95.5 ,feet, Lots �ll and 12, Block 26, Warren 6 Rice's Addition. On May 28, 1962, the Commissioner of Finance reported the petition - sufficient with the owners of 8 of a possible 11 (72.7 %) tracts of land within the pre- scribed 100 foot radius having signed the petition. The site is developed with a single - family residence which the applicant proposes to remove in order to integrate this site with his mobile home sales and display lot which adjoins the property to the south. The property has a frontage of 32.5 feet on Farrington Street extending to a depth of 100.8 feet resulting in a total area of approximately 3,250 square feet. North and adjoining is a single - family residence fronting on Farrington Street; west and adjoining is the rear yard of a single - family residence which fronts on Sherburne Avenue; to the south is a two -story commercial building andtthe applicant's existing sales lot both fronting on University Avenue; east and across Farrington Street is a single - family residence fronting on said street, also the Minnesota Milk Company garage. Field investigation discloses no basic objection to this proposal inasmuch as this type use now exists to the southwest and does not appear to have a detri- mental effect on the residential uses on Sherburne Avenue. It is recommended that the residential and commercial uses be separated by suitable fencing. In consideration of the above factors, the Board of Zoning recommends the granting of the petition to rezone the abovie described property to a commercial district.
