lative Code, pertaining to use districts,
height districts and rezoning of certain

THE COUNCIL OF THE CITY OF SAINT PAUL DOES ORDhINs
Section 1, That the Zoning Code, Chapters
60 to 64, inclusive, of the Saint Paul Legislative
Code, pertaining to Use Districts, Height Districts,
and Rezoning of certain properties in the City of
Saint Paul, as amended, be and the same is hereby
further amended so as to rezone the following describ-
ed property from "B° Residence District to "C" Residence
District, to wits

This is in the matter of the petition of C. Wazlawik to rezone from
"B" to "C" residence property located on the south side of Stevens
Street,between Stryker and Winslow Avenues and described as the east
40 feet of Lots 1 and 2, Block 103, and the east 1/3 of Lot 3, Block 193,
West St. Paul Proper.
On September 24, 1962, the Commissioner of Finance reported the peti-
tion sufficient with the owners of 10 of a possible 14 (7170) tracts of
land within the prescribed 100 foot radius having signed the petition.
The property is presently vacant and a portion of it is being used for
growing shrubs. It is proposed to consolidate this site with the pro-
perty to the east which is zoned commercial and develop the-combined
tract with a 26 unit apartment building. The subject property is irregu-
lar in shape, having a frontage of 40 feet on Stevens Street and a depth
of 150 feet. The property is 50 feet wide at the rear of the lot, result -
ing in an area of approximately 6,500 square feet. The commercially zoned
tract has an area of 20,700 square feet providing a combined area for the
two tracts of 27,200 square feet.- West and adjoining are the rear yards
of single - family residences which front on Winslow Avenue; north and
across Stevens Street is a single - family residence, a parking lot fronting
on Stevens Street and a tavern with apartments on the second floor which
fronts on Stryker Avenue; directly east and adjoining the subject property
is a small single - family residence fronting on Stevens Street and a nursery
sales store both of which would be removed for the proposed use; there is
also a small one story office building fronting on Stryker Avenue; south
and adjoining is the rear yard of a single - family residence which fronts
on King Street.
The Board of Zoning considered this matter at their regular meeting on
October 4, 1962, and it is the opinion of the Board that inasmuch as this
property is adjacent to commercially zoned property, the request to rezone
is a reasonable one. Therefore, the Board of Zoning recommends the grant-
ing of the petition to rezone the above described property.
