Gavin to rezone from "C" residence to commercial property located on the southerly sideaf Walnut Street between West Seventh and Exchange Streets which is described as the northwesterly 48 feet of Lot 2, Block 28, Rice & Irvine's Addition. On April 18, 1963, the Commissioner of Finance reported the petition sufficient with the owners of 14 of a possible 18 (77.77o) tracts of land within the prescribed 100 foot radius having signed the petition. The site is developed with a single - family residence and it is proposed to continue the residential use, and to install and operate a beauty shop in the home. The site has a frontage of 48 feet on Walnut Street and extends to a depth of 180 feet, result- ing in an area of 8,640 square feet. Southeasterly and adjoining is a four -plex, farther east are two single - family residences and the Ramsey home situated at the easterly intersection of Walnut and Exchange Streets; northwesterly and adjoining are commercial uses which front on West Seventh Street; northeasterly and across Walnut Street is industrially zoned land which is being developed with offices and a warehouse; southwesterly and adjoining and fronting on Sherman Street are single and two - family residences. Field investigation discloses no basic objection to the proposal because of the existing land uses in the immediate area. In consideration of the above factors, the Board of Zoning recommends the granting of the petition to rezone the above described property to a commercial district.. HCW:FGI Encl Z.
