That the Zoning Code, Chapters 60 to 64, inclusive, of the Saint Paul Legislative Code, pertaining to Use Districts, Height Districts, and Rezoning of certain properties in the City of Saint Paul, as amended, be and the same is hereby further amended so as.to rezone the following described property from "B" Residence District to Light Industry District, to -wit: Tract "A" - The north 172.5 feet of the east 143 feet of the Northwest 1/49 Section 359 Township 29, Range 23; Tract "B" - The west 53.87 feet of the east 302.10 ft. of the north 75 feet of the N. On November 12, the Commissioner of Finance reported the petition sufficient in that 6 of the 9 property owners (66 -2/3 %) within the prescribed 100 ft. radius had signed the petition. This property is located at the southwesterly corner of west Minne- haha and Victoria Streets and is presently developed with a concrete block manufacturing plant, Redi -mix concrete plant and concrete pro- ducts storage yard. It is the petitioner's intent to construct a concrete block storage building approximately 60' x 60 ft. on the site. The existing use is now classified as a legal non - conforming use and cannot be enlarged without first placing the property in a proper zoning district which, in this case, is "Light Industrial." This property is approximately 300 ft. square, resulting in an area of approximately 90,000 sq. ft. b� a • Lange Bros. Building Material Company - 12/27/62 The adjacent land uses are as follows: to the east, single- family residences which front on Minnehaha and Van Buren Avenues; to the south, vacant land zoned "B" residence which fronts on north Victoria Street; to the west, the House of the Good Shepard; and to the north across west Minnehaha Avenue, Molin Concrete Products Company and various commercial uses.
