September 16, 1964 Mr. Robert B. Gerber Jr. City Clerk Building Dear Sir: 220336 This is in the matter of the petition of Helen Kaintz' and the Michienzi Realty Company to rezone from IIBII residence to "Commercial" district property located at the southwest corner of Ann and Banfil - Streets which is described as Lot 1, Block 8, Winslow's Addition. On August 18, 1964, the-Commissioner of Finance reported the petition sufficient with the owners of 10 of a possible 14 (71.42 %) tracts of land within the prescribed 100 -foot radius having signed the petition. The site is presently developed with a two - family residence. It is proposed to remove the residence and incorporate the subject property with recently vacated Ann Street adjoining on the east and properties adjoining to the south for the purpose of developing said property with a Medical Plaza as-- stated in the petition and plot plan dated June 19, 1964. The development would include doctors' and dentists' offices and a drug store. _ The Board of Zoning considered this matter at its regular meeting on August 27, 1964. The staff reported that the proposed use would be compatible with the existing area uses and would be in accordance with the Comprehensive Land Use Plan. In consideration of these factors, the Board of Zoning recommends the granting of the petition to rezone the above - described property to a- commercial district. Sincerely, B. R. Teig, A.I.P.
