THE COUNCIL OF THE CITY OF SAINT PAUL DOES ORDAIN: Section 1. That the Zoning Code, Chapters 60 to 64, inclusive, of'the Saint Paul Legislative Code, pertaining to Use Districts, Height Districts, and Rezoning of certain pro - perties in the City of Saint Paul, as amended, be and the same is hereby further amended so as to rezone the following des- cribed property from "C" Residence District to Commercial property, to -wit: r I Lot 5, Block 1, Brenneris Addition NQ-2,i situate on property located at the northeast corner of Clarence Street and Maryland Avenue in the City of Saint Paul. Section 2. This ordinance shall take effect and be in force thirty (30) days from and after its passage, approval and publication. Douglas) to rezone from "C" Residence to Commercial property located on the northeast corner of Clarence Street'.-and Maryland Avenue, described as Lot 5, Block 1, Brenner Addition. _ j lI This matter was considered at the October 6, 1966 Board of Zoning meeting. The property has 125.5 feet of frontage along Maryland Avenue and 215 feet of frontage' along Clarence Street with an.area of 26,982 square feet. The area zoning,is as follows: adjacent to the north along Clarence Street is 11C -1" Residence, "A" Residence to the northeast and east; Commercial to the south, Light Industry to the southwest, and "C" Residence to the west. The area land use is as follows: North and East is vacant except for a single- family residence on the northwest corner of Etna Street and Maryland Avenue; South is. a filling station and drive -in restaurant, and West, multi - family development. The Comprehensive Plan recommends R -3, single - family, for the area east of Clarence Street and north of Maryland Avenue. i i It was the findings of the Board that since the character of the area along Maryland Avenue between Etna Street and the Northern Pacific Rail - rpad tracks haslchanged since the adoption of the Comprehensive Plan by the rezoning and development of apartments to the west and by the rezoning to commercial of the property on the southeast corner of Maryland and Prosperity that it it would be reasonable to rezone the property to commercial.
