Marshall City Clerk Room 386 City Hall Dear Mr. Marshall: This letter refers to the petition of Summit National Bank to rezone from "C" Residence to Commercial property located on the southwest corner of Aurora Avenue and Marion Street. This property is further described as follows: Lots 3 and 4, and the E. 16 feet of Lot 5, Block 3, Florence Addition. This matter was considered at the June 5, 1969, Board of Zoning meeting. The staff reported that the site does adjoin a heavily- traveled street, Marion Street; however, the proposal would be detrimental to the residential uses along Aurora Avenue; the rezoning of this property may lead to further attempts at rezoning of this residential area; the Comprehensive Plan recommends residential use - R 6 (25 d.u. per acre) ; Marion Street does provide a good land use boundary. A letter was received from the Housing and Redevelopment Authority expressing concern in that a rezoning of this property would conflict with the development concept of the Western Redevelopment area. As subject property is adjacent to an arterial street 150 feet in width which services the freeway, it was the expression of the Board of Zoning that this property would lend itself to commercial use and, therefore, recommended approval of the rezoning from '"C" Residence to Commercial by a vote of 4-l.
