This property is further described as: That part of Lots 10 & 11, Block 81, St. Anthony Park, described as follows: Beginning at the most southerly corner of said Lot 10, thence NE'ly along the SE'ly line of said lot, a distance of 63' ; thence at right angles NW'ly across said Lots 10 & 11, in a straight line to the SW'ly line of said Lot 11; thence SE'ly along said line to the place of beginning, together with so much of the vacated alley accruing thereto by reason of such vacation, except part thereof conveyed to the City of St. Paul, by Warranty Deed dated 3/29/35, recorded in Book 971, of Deeds 359, and The E'ly 47' of that part of Lots 10 & 11, NE'ly of a line drawn at right angles to the E'ly line of said Lot 10 from a point thereon 63' from the most S'ly corner thereof, in Block 81, St. Anthony Park, also described as 865-869 Bradford St. and 2328 Long Avenue. This matter was considered at the August 7, 1969, Board of Zoning meeting. The staff reported the proposed use as parking to be used in conjunction with the Twin City Carpenters ' Building. It was noted that the Comprehensive Plan calls for Light Industrial use in this area and that available area parking is extremely limited. The site, consisting of 7,392 square feet, however, is small and not adaptable for use as an efficient parking lot that will meet design standards. Mr. Willard Converse, attorney for the petitioner, said about 15 cars, at the most, will go into the parking lot. Subsequently, it was the finding of the Board of Zoning that the rezoning should be granted because of the industrial nature of the area and the advantages of removing parking from the streets. The Board, therefore, recommends approval of this petition to rezone from "C" Residence to Commercial by a 5-0 vote.
