That section 62 . 106 of the Saint Paul egislative Code is
hereby amended to read as follows:
sec. 62 . 106. Accessory buildings and u es.
Accessory buildings and uses, ex ept as otherwise provided
in this code, shall be subject to th following regulations:
(1) When the accessory build' g is structurally attached to
a main building, it sha be subject to, and must
conform to, all regula ions of this code applicable to
main buildings.
(2) Maximum number of v icles.
� The total nu er of vehicles located on a zonin
lot used for a sin le-famil dwellin shall not
exceed two 2 excludin those arked within an
enclosed s ucture.
,b1 The tota number of vehicles located on a zonin
lot used for a two-famil dwellin shall not
exceed our 4 excludin those arked within an
enclos structure.
(3) Location o off-street arkin . Vehicles may be parked
onl on a thorized off-street arkin s aces located as
ermitte in section 62 . 104 2 and vehicles shall not
be ark within a re uired front or side ard or
within our 4 feet from the side lot line.
(4) Parkina spaces to be paved. All off-street parking
spaces shall be within an enclosed structure or an open
area which area shall be paved with asphalt or other
durable and dustless surfacing approved by the zoninq
administrator.

(5) Accessory buildings, structures or uses shall not be
erected in or established in a required yard except a
rear yard.
On corner lots, accessory buildings, structures or uses
shall be set back from the street a distance equal to
that of the principal structure.
When an accessory building, structure or use '
constructed in a rear yard which adjoins a s ' e yard or
front yard, the accessory building, struct e or use
shall be set back from the interior lot 1 ' e a distance
equal to the minimum side yard required ' the district
in which located.
On all other lots, accessory building shall be set
back at least three (3) feet from al interior lot
lines.
This setback requirement of three (3) feet from all
interior lot lines shall be waiv d when a maintenance
easement is recorded on the dee s of all affected
properties and when proof of s ch recorded easement is
provided at the time of appli ation for a building
permit. The recording of th maintenance easement
shall be interpreted to mea that the following intents
and purposes of this setba requirement are met:
a. Adequate supply of nlight and air to adjacent
property;
b. Sufficient space or maintenance of the building
from the same lo ; and
c. Prevention of mage to adjoining property by fire
or runoff from roofs.
(6) Accessory buildin s in any residential area, except in
the RM-2 , RM-3 o RCR-1 Multiple Family Residential
District, shall ot exceed one story and fourteen (14)
feet in height; provided, however, that such buildings
used for the h using of passenger motor vehicles may
exceed fourte (14) feet in height but shall not
exceed eight n (18) feet in height. In an RM-2, RM-3
or RCR-1 Dis rict, accessory buildings or structures
used for th housing of motor vehicles or for accessory
recreation se shall not exceed three (3) stories and
thirty (30 feet in height.
(7) Accessor buildings on a zoning lot may occupy up to
thirty- ive (35) percent of the rear yard. Rear yards
which join alleys may include half the area of the

On zoning lots containing one-and two-family dwellings,
accessory buildings shall not occupy more than one
thousand (1, 000) square feet of the zoning lot. On
zoning lots containing all other uses, accessory
buildings may occupy the same percent of the zoning lot
as main buildings are allowed to occupy, as specified
in tables in Sections 61. 101, 61. 103 , 61. 104 and
61. 105.
Accessory structures shall not exceed th buildable
area of the principal structure.
� In those instances where the rear lot ine or a side
lot line is coterminous with the all right-of-way,
the accessory building shall not b closer than one
foot to such rear lot lines.
� On through lots, where frontage ' clearly established
within a given block, rear yard etbacks shall be equal
to the side yard setback of th district in which
located.
f10� Accessory buildings shall be ocated at least six (6)
feet from the principal str ture or shall be
considered attached for pur oses of the Zoning Code.

This ordinance shall take ef ect and be in force thirty days
from and after its passage, appro al and publication.

Throughout the City one can find in excess of four vehicles park�d in the back and side
yards of residential property. These vehicles can cause health problems for they can be a
dangerous play area for children and be harborage for rodents. These vehicles can also
cause property value in the neighborhood to drop.
ADVANTAGES IFAPPROVED:
This ordinance will limit the number of vehicles which can be parked on single-family and
two-family dwelling properties excluding those parked within an enclosed area.
DISADVANTAGES IF APPROVED:
Property owners would be required to supply ample parking for all vehicles.
