B. SITE & AREA CONDITIONS: The south half of this prop rty conta�3ls w���:ands
as determined by the Army Corps of Engineers. This �ietland rece�.����tprm
water from the surrounding area. This area would be largely uii; �r , �b�e�l

C. BACKGROUND:
The City Council approved a preliminary plat in Apri� 1990 that called for �
eleven single-family lots. During the course of ite plan review, the
number of units was reduced to nine in response to concerns about impact
on the wetlands on the south half of the property. � A site plan for nine
units was approved by the Planning Commission on uly 12, 1991 after a
public hearing and extensive public discussion. is plat is based on
that site plan. �
