W�IEREAS, the Vikittg Sprinkler Building (I,ee R.Anderson &�atharine M Anderson representing
Viking Automatic Sprinkler), located 1301 L'Orient Street, is in need of permanent easements on Ciry
owned properiy for the construction and maintenance of storm sewers and a watermain, said easement
rights are described in the attached easement docuxnent referenced as E�ibit "A' ; and
WHEREAS, the construction of these storm sewers and watermain aze necessary to provide storm
sewer and water service to the above men�ioned property as required by the Ciry of Saint Paul, so
THEREFORE BE IT RESOLVED, that the proper City officials are hereby authorized and
directed to convey easement rights as outlined in said E�ibit "A' ;
FURTHER BE IT RESOLVED, that Lee R.Anderson & Catharine M Anderson their successors
and assigns, agree to indemnify, defend and save harmless the City of Saint Paul, its officers and
employees from all suits, actions or claims of any character brought as a result of injuries or damages
received or sustained by any person, persons, or property on account of these easement rights ar Lee
R.Anderson's & Catharine M. Anderson's use of this property, including, but not limited to a ciaim
brought because of any act of omission, neglect, ar misconduct of said Lee R.Anderson &
Catharine M. Anderson ar because of any claims of liability arising from any violation of any law or
regulation made in accordance with the law, whether by Lee R.Anderson & Catharine M. Anderson or
any of their agents or employees.

GRANT OF EASEMENTS
KNOW ALL MEN BY THESE PRESENTS that for good and valuable considerarion, the
CITY OF SAINT PAUL, MINNESdTA, a Minnesota municipal corparation, Grantor, does
hereby grant and convey to LEE R ANDERSON, SR.& KATI�ARINE M. ANDERSON, as
joint tenants, Crtantee, their successors and assigns, easement rights for the benefit of the
foliowing described property:
Lot 1, Block 2, and Outlots E and F, ARLINGTON BUSINESS Pt1RK,
to the recorded plat thereof, Ramsey County Minnesota;
Subject to the foilowing condition:
That the Grantees their successors and assigns, by acceptance of these easement rights, agree to
indemnify, defend and save hannless the City of Saint Paul, its officers and employees from a11
suits, actions or claims of any character brought as a result of injuries or damages received or
sustained by any person, persons, or property on account of these easement rights or use of this
property, including, but not limited to a claim brought because of any act of omission, neglect, ar
misconduct of said grantee or because of any claims of liabiliry arising from any violation of any
law or regulation made in accordance with the law, whether by the grantee or any of its agents or
empioyees.
Said easement rights are as follows:
(Description 1) An easement for storm sewer and watermain purposes upon, under and
across the following described premises:
That part of Outlot C, ARLINGTON BUSINESS PARK,
according to the plat thereof, Ramsey County Minnesota,
lying Southwesterly, Southeasterly and Northeasterly of
the following described line:
Commencing at the most Easterly corner of said Outlot C, said
comer being common with Outlot E and L'Orient Street; thence
on an assumed bearing of South 4� degrees 55 minutes 48 seconds
West, along the Southeasterly line of said Outlot C, a distance of
3019 feet to the point of beginning of the line to be described;
thence North 42 degrees 04 minutes 12 seconds West, a distance
of 20.00 feet; thence South 47 degrees 55 minutes 48 seconds West,
a distance of 116.00 feet; thence South 42 degrees 04 minutes
12 seconds East, distance of 5.00 feet; thence South 47 degrees
