Thank you for your phone call this aftemoon and your continued efforts to do the best for Selby avenue
and Wazd 1 businesses and residents. You asked about some financial facts regardine our impact on the
neighborhood (It would helpful to find the letter ent Juiv 25�' since it contains more detail than what
f ilow .
♦ PRIVAT'E dollars invested in the project = over $500,000.00
♦ JOBS = first year 30+ and yeazs 2+ over 125 JOBS AVERAGING $10.00 PER HOUR!
♦ JOB PAY range=$6 to $ I S-NONE OF OUR JOBS WILL BE AT TF� MINIMUM WAGE LEVEL
♦ The development and long term success of this property will CONTRIBUTE SIGNIFICANTT,Y to the
local taY base
The revenue lost to The Vintage and area employees if pafio hours are shortened would be
as follows:
Season = May, June, July, August and September
20 weeks total business or 1,120 hours
-40 hours lost for bad weather = 1080 hours
(average amount of revenue per hour =$400.00fhour)
-17 hours/ week loss to shorter hours
x 19 weeks = NET LOSS- 323 I30URS OR 129 200 IN LO T REVENUE�+�
Therefore we AGREE AND REQiJEST THE PROPOSAL YOU WROTE LAST WEEK
WHICH IS IN AGREEMENT WITH'I'HE RECOMI�IENDATION OF THE OFFICE OF
LICENSE, INSPECTION AND ENVIIZONMENTAL PROTECTION.
A patio license with no restrictions. Service on our patio would stop at 12:30 am on
Monday through Saturday and 11:30 PM on Sunday
** It has come to my attention that a few neighbors wish to rescind their support of our patio
unless it has the hours recommended by the District 8 council. They feel we were not up front
with them and have been accused of being dishonest. THIS IS NOT THE CASE.
♦ When we asked people to sign the petition we made it very clear the hours were yet to be
decided (a fact Mrs. Bergstrom has stated in a letter to you dated August 30,1996)
♦ While many different hours were discussed none were AGREED TO by us except
unrestricted hours

In a neighborZ�e�ort to curb as much�otential as�ossible fQr noise we have made the
foZZowing. costiv compromises.
♦ We are planning to move our make-up air and new air-conditioning system to the roof versus
behind the building to provide a quieter setting to our northern neighbors. The cost of tbis move
is over $8,000.00
♦ We have decreased the size of the patio 800 square feet and have placed it right on Selby Avenue
which makes for a much noisier patio for my clients. The revenue lost from this decrease in patio
size is @ 35,000.00!
♦ We also put in parking to the north side of the patio to Surther defer any POSSIBLE noise to our
neighbors.
♦ We have ofFered a 6` opaque, privacy fence AROUND THE PA1'IO beriveen the clients and our
northern neighbors at a cost of @$3,000.00
♦ In addition if we receive the our we are requesting, we will be with working officers Ed Lemon
aad Paul Aarper to add their presence, at no small expense, to our building AND to work the
adjoining streets. Our aeighbors should be vety 6appy.!!!
IF YOU ADD UP THE FINANCIAL COMPRONIISES ALONE WE Hr1VE NIADE TO ENSYJRE A
MINIMAL IMPACT TO OIJR NEIGHBORS IT IS-$38,000.00 (not to mention the time and effort to
attend every possible neighborhood meeting and to arrange the above items)
It would be unfair however to look at the vintage only from iPs financial impact . Let me reiterate
other poinu which seem to have been overlooked but should be a great interest of our neighbors.
♦ Having quality people in our azea (outside and wallcing azound) after 10 pm would be a great help to
the azea. Young people aze less likely to commit crimes if they see adults in the azea late at night. If
we close at lOpm it wil] be business as usual on the Selby Dale comer.
♦ We were requued to have 90% of residenu sign a petition if they lived within 200 feet of the property
line. Over 90% did sign and we spoke very specifically that hours were yet to be determined.
Several of the neighbors ASSUMED that the petition included the hours recommended by District 8
meetings BUT WERE NOT AGREED TO BY THE VINTAGE PARTNERS. WE MADE IT VERY
CLEAR THAT SIGNING Tf�', PETITION DID NOT INDICATE ANY CERTAIN HOURS AT
TFiAT TIME
♦ We have asked the police officers in the area to work our restaurant -they said they would! The
neighbors should be elated. (I won't need officers if my patio is cleazed at I Opm!)
♦ Clientele determine the nature of a business-our tazget mazket is upper income 35+
♦ Not all bazs aze alike and shouldn't be ueated as such
♦ WE ARE TN AN "ENTERPRISE/DEVELOPMENT ZONE° BLJSINESSES IN THIS AREA NEED
EVERY CHANCE AVAILABLE TO SUCCEED-SELBY NEEDS ENTERPRISE NOT

� If the Selby/ Dale azea eams a reputation for restricting business it will never improve but rather have
crime and poverty problems for years to come. IS IT ANY ACCIDENT THAT TWO LARGE LOTS

night�resence of quality people on this corner is of the utmost importance. Shouid we
not achieve the desired hours than we may not be able to survive long enough to prove
you were right. We would like to be abie support you as my council member in the
future and thus hope you will pursue unrestricted patio hours for the Vintage.
