PRESENT ZONING: B-5 ZONING CODE REFERENCE: 67.405; 67.406 5. STAFF INVESTIGATION AND EPORT: DATE: July 21, 1994 BY: Mike Kraemer A. PURPOSE: To consider inal plat approval for Health One Children's Addition. The plat is quested to simplify document record keeping of the descriptions of var ous portions of the hospital and define the physical limits of Chil ren's Hospital and United Hospital agreements. The final plat will crea e 35 lots in air rights and floor elevations. No physical expansion to the site is associated with this plat. B. SITE & AREA CONDITIONS: urrent United and Children's Hospital site. No physical improvements ar associated with this plat. The property is bounded ith commercial activities and 35E bounding the northwest portion of the property. C. REOUIRED FINDINGS: 1. A11 the applicable provisions of the Legislative Code are complied with. City staff have reviewe the proposed plat and determined that it meets all requirements and sta dards of the City. 2. The proposed subdi ision will not be detrimental to the present and potential surround ng Zand uses. The property is develope with uses compatible to the area. 3. The area surroundi the subdivision can be planned and developed in coordination and c mpatibility with the proposed subdivision. A11 land intended or building sites can be used safely without endangering the esidents by peril from floods, erosion, continuously high ater table, severe soil conditions or other menace. The existing site is dev loped. 7. The subdivision ca be economically served with public facilities and services. The site is served by pu lic facilities and services. D.
