PRELIMINARY AND FINAL PLAT FOR
SAINT GREGORY THE GREAT ADDTTION
WI3EREAS, Saint Gregory the Great Church has submitted the attached preliminary and final plat for City
Councii approval; and
WIIEREAS, the appropriate city departments haue reviewed the plat and found it to meet the requirements
of Chapter 67 of the Zoning Code; and
WHEREAS, notice of the public heazing before the City Council was duly published in the official
newspaper of the city and notices were mailed to each owner of affected property and property situated
wholly of partly within 350 feet of the subject property; and
WIIEREAS, a public heazing before the City Council was held on May 17, 1995, at which all interested
parties were heazd, the Council having considered a11 the facts and recommendations concerning the plat;
NOW, TIIEREFORE, BE IT RESOLVED, that the City Council accepts and approves the attached
preliminary and final plat of Saint Gregory the Great Addition.

A. PURPOSE: To consider a preliminary and final for Saint Gregory the Great
Addition to allow subdivision of the existing property into two newly
described lots. The property has not been previously platted and Chapter
67 of the Zoning Code requires the property to be platted prior to any
minor subdivision.
B. SITE & AREA CONDITIONS: The site is occupied by Saint Gregory the Great
Church and the church rectory. The property is surrounded by single
family homes and Highland Park Jr. & Sr. High 5chool to the east.
C. BACKGROUND: Saint Gregory the Great Church requests the preliminary and
final plat to allow subdivision of the existing church and rectory to be
divided into two separately described lots. Currently there are two
• pastors between Saint Gregory's, Saint Therese, and St. Leo's and the
rectory at Saint Gregory's is not necessary since the pastors have other
residences away from the church properties. The sale of the rectory is
also needed to help pay for the assessmenC on the property by the sewer
separation project on Davern Street. Saint Gregory's is requesting the
plat to allow the church to sell the rectory as a single family home
which is a permitted use. The plat is required since the property has not
been previously platted. No development of the site is associated with
this subdivision request.
D. REOUIRED FINDINGS:
1. All the applicable provisions of the Legislative Code are complied
wi th .
City staff have reviewed the proposed preliminary and £inal plat and
determined that it meets all requirements and standards of the City.
2. The proposed subdivision will not be detrimental to the present and
potential surrounding land uses.
The property is developed with uses compatible to tlze area.
3. The axea surrounding the subdivision can be planned and developed in
coordination and compatibility with the proposed subdivision.
The surrounding area and the area of the proposed preliminary and final
plat are compatible with respect to land uses.

4. The subdivision is in conformance with the Comprehensive PZan.
The property is in compliance with the comprehensive plan for this area of
the city.
5. The subdivision preserves and incozporates the site's important
existing natural features, whenever possible.
The division between lots 1& 2 follows an existing change in grade.
6. All land intended for building sites can be used safely without
endangering the residents by peril from floods, erosion,
continuously high water table, severe soil conditions or other
menace.
The land is and can be safely developed.
7, The subdivision can Be economically served with public facilit.ies
and sezvices.
The property can and is served by public facilities and services.
E. STAFF RECONIMENDATION: Based on the above findings, staff recommends
approval of the preliminary and final plat for Saint Gregory the Great
Addition. �
