WHEREAS, CSM Corporation has submitted the attached Registered Land Survey for City Counc9l
approval; and
WHEREAS, the appropriate city departments have reviewed the plat and found it to meet the
requirements of Chapter 67 of the Zoning Code; and
WHEREAS, notice of the public hearing before the City Council was duly published in the official
newspaper of the city and notices were mailed to each owner of affected property and property situated
wholly of partly within 350 feet of the subject properry; and
WIIEREAS, a public hearing before the City Council was held on February 15, 1995, at which a11
interested parties were heard, the Council having considered all the facts and recommendations concerning
the Registered Land Survey;
NOW, THEREFORE, BE IT RESOLVED, that the City Council accepts and approves the attached
Registered Land Survey for CSM Corporation.

A. PUR905E: To consider a Rzgisterzd Land Survey for Westgate SII Business
Center to simplify the legal descriptions that currently exist describing
the property.
B. SITB & AREA CONDITIONS: The west half of the site is occupied by an
office/showroom building developed by CSM Corporation in 199a. Th= east
half of the site was used as a parking lot for International Court and
currently is in the very early stages of construction for a new
office/showroom building developed by CSM Corporation. The area arowzd
the site contains a variety of retail, office and industrial uses.
C. BACKGROUND: The applicant requests the Registered Land Survey to simplify
the existing legal descriptions. On November 30, 1994, CSM Corporation
made an application for Site Plan Review for a new +100,000 square foot
office/showroom building tfiat is a close mirror image to the building on
the west half of the site. This Registered Land Survey is not a
requirement for any improvements of the site.

1. All the applicable provisions of the Legislative Code are comp2ied
wi th .
City staff have reviewed the proposed Registered Land Survey and
determined that it meets all requirements and standards of the City.
2. The proposed subdivision will not be detrimentaZ to the present and
potential surrovnding land uses.
The property is developed with uses compatible to the area.
3. The area surrounding the subdivision can Be pZanned and developed in
coordination and compatibility with the proposed subdivision.
The surrounding area and the area of the proposed Registered Land Survey
are compatible with respect to land uses.
4. The subdivision is in conformance with the Comprehensive Plan.
The property is in compliance with the comprehensive plan for this area of
the city.

5. The subdivision preserves and incosporates the site's importar_t
existing netural features, whenever possible.
The east portion of the site is develoned and existing natural features
have been preserved where possible.
6. All land intended for building sites can be used safe2y without
endzngering the residents by peril from floods, erosion,
continuously high water table, severe soil conditions or other
menace.
The lznd is and can be safely developed.
7. The subdivision caa and is economically served with [JL'lJI1C
facilities and services.
The property can be served by public facilities and services.
E. STAFF RECONIMENDATION: Based on the above findings, staff recommends
approval of the Registered Land Survey for Westgate III by CSM
Corporation.
