The applicants wish to sell their properties to Kraus Anderson Construction Company, who will redevelop the site for an o�ce buiiding. The interim proposed use for these properties wiii be off- street parking. The properties to the east of these buildings are zoned 63, as is the property to the south. STAFF RECOMMENDATION: Based on the above findings, staff recommends approval of the rezoning from RT2 (Townhouse Residential) to B3 (Generai Business). The proposed zoning is consistent with the way this are is developing. Its proximity to the United Hospitals complex and the existing Kraus Anderson properties indicate that this area is in transition from an older residential area to a more institutiona{ and commeroial area. The District 9 Plan (1980), shows this area as part of the West Seventh commercial area, and supports mixed uses with commercial on the ground level. The Land Use Chapter of the Comprehensive Plan supports redevelopment in this area to accommodate a mix of land uses and densities that support transit. The Comprehensive Plan's General Policies support ensuring that sufficient land resources are available and used to their maximum economic and communify benefit, and ensuring a supportive environment for existing businesses. The proposed rezoning is consistent with these policies. Kraus Anderson is continuing to assemble land in this area for redevelopment. As part of a larger site, this property can be developed in a way that complements the residential uses across Smith. The interim parking use can be developed in a way that buffers adjacent residential uses.
