Purpose: MINOR VARIANCE - A variance of the maximum allowable size
of accessory structures in order to

maximum allowable size is 1,000 square
feet and a 1,400 square foot garage is
proposed, for a variance of 400 square
feet.

Purpose: MINOR VARIANCE - A height variance in order to construct a
new garage. A maximum height of 15

Purpose: MAJOR VARIANCE - Lot width and lot area variances in order
to subdivide three lots and build two (2)
single family houses on Nebraska Avenue
East. The lots are located in R-3 zoning
area that requires 50 foot width lots and
6,000 square feet lot area. Lot 24 (an
existing single family home) proposes a
41-foot lot width, for a variance of 10 feet
and 5,500 square foot lot area, for a
variance of 500 square feet. Lot 25
proposes a 39-foot lot width, for a
variance of 11 feet and 5,200 square foot
lot area, for a variance of 800 square feet.
Lot 26 proposes a lot width of 40 feet, for
a variance of 10 feet and 5,400 square
foot lot area, for a variance of 600 square
feet.
I. Applicant - Marvin Plakut - Episcopal Health &
Housing Services (#01-187552)
Location - 490 Lynnhurst Avenue East
Zoning - RM-2
Purpose: MAJOR VARIANCE - A front yard setback, side yard setback
and parking variance to build an addition
to Iris Park Commons and a new 50 unit
senior bldg. (Seabury). The required front
yard setback from University Ave is 25
feet with 8 feet proposed, for a variance of
17 feet. The side yard setback from
Fairview Avenue is 19 feet with 8 feet
proposed, for a variance of 11 feet.
Required parking is 169 spaces with 140
proposed, for a variance of 29 parking
spaces.
J. Applicant - Marvin A. Sommerfeld (#01-187655)
Location - 172 Prospect Boulevard
Zoning - RT-1
Purpose: MINOR VARIANCE - A variance to construct a new garage in a
required front yard 57 feet from the
sidewalk. Accessory buildings, structures
or uses shall not be erected in or
established in a required yard except a
rear yard.
