II. OLD BUSINESS
Applicant - Carolyn Loper, Recycle America
(#00-143367)
Location - 195 Minnehaha Avenue East
Zoning - I-1
Purpose: MAJOR VARIANCE - A variance to allow outdoor storage
within 300 feet of a residential zoning
district. Recycle America is proposing
to create an outdoor storage area for
recyclable material (bottles & cans) on
the west end of their site. Outdoor
storage is required to be at least 300
feet from the nearest residential
zoning district and the proposed
location will be about 180 feet from
the residential zone to the north. A
variance of 120 feet is required.
III. NEW BUSINESS
A. Applicant - Frank Staffenson (#00-144536)
Location - 22 & 26 North Griggs Street
Zoning - R-2, HPL
Purpose: MAJOR VARIANCE - Several variances in order to split this
parcel into two separate lots, each with a
single family home. Parcel "A" (26 N
Griggs) needs four variances; 1). Lot
frontage of 60 feet is required and
frontage of 41 feet is proposed, for a
variance of 19 feet. 2). A lot size of 7,200
sq ft is required and 2,489 sq ft is
proposed, for a variance of 4,711 sq ft.
3). Lot coverage of 30% is allowed and
coverage of 32% is proposed, for a
variance of 2% (48 sq ft). 4). One
off-street parking space is required and
none are proposed, for a variance of 1
space. For parcel "B" ( 22 N Griggs) two
variances are required; 1). The required
lot size is 7,200 sq ft and 3,802 sq ft is
proposed, for a variance of 3,398 sq ft.
2). An 8 foot side yard setback is required
and a setback of 6 feet is proposed, for a
variance of 2 feet on the north side.
B. Applicant - Sam Caliguire (#00-145240)
Location - 752 Desoto Avenue
Zoning - RT-1
Purpose: MINOR VARIANCE - Three variances in order to construct a
new detached garage in the rear yard. 1).
Lot coverage of 35% is allowed and 40%
is requested, for a variance of 5% (149
sq. ft.). 2). A three-foot side yard setback
is required and a two-foot setback is
proposed on the north side, for a variance
of 1 foot. 3). A maximum size of 1,000
square feet is allowed for an accessory
building and a 1,080 square foot building
is proposed, for a variance of 80 square
feet.
C. Applicant - Melissa Auran (#00-145481)
Location - 1438 James Avenue
Zoning - R-4
Purpose: MINOR VARIANCE - A lot coverage variance in order to
construct a room addition to the rear of
the house and a deck on the south side.
Lot coverage of 30% is allowed and
coverage of 35% is proposed, for a
variance of 5% (278 sq. ft.)
D. Applicant - Patti Sullivan (#00-145484)
Location - 51 Albert Street
Zoning - RM-2
Purpose: MAJOR VARIANCE - Two variances in order to construct a new
detached garage in the rear yard. 1). Lot
coverage of 35% is allowed and coverage
of 36% is proposed, for a variance of 1%
(20 sq. ft.). 2). a setback of 9 feet is
required from Albert Street and a setback
of 7 feet is proposed, for a variance of 2
feet.
E. Applicant - Lydia Crawford (#00-145577)
Location - 1140 Edgcumbe Road
Zoning - R-4
Purpose: MINOR VARIANCE - A side yard setback variance in order to

construct a new garage in approximately
the same location as the existing garage.
A setback of 3 feet is required and a
setback of 1 foot is proposed, for a
variance of 2 feet.
F. Applicant - Renate Sharpe (#00-145586)
Location - 536 Mount Curve Blvd.
Zoning - R-2
Purpose: MINOR VARIANCE - Two variances in order to construct a
covered walkway connecting the house to
the garage. 1). A rear setback of 25 feet
is required and the existing setback of the
garage is 2 feet, for a variance of 23 feet.
2). A side yard setback of 8 feet is
required and a 9-inch setback is
proposed, for a variance of 7 feet-3
inches.
G. Applicant - Greg Kuntz (#00-145613)
Location - 0 Oakridge Street
Zoning - R-1, RC-3
Purpose: MAJOR VARIANCE - A variance to allow the subdivision of
three substandard lots into two larger lots.
A minimum lot width of 80 feet along the
street is required and the applicant is
proposing two lots with a width of 73 feet
each, for a variance of 7 feet for each lot.
H. Applicant - Chris Lambrecht, ECI Inc. (#00-
145638)
Location - 241 West Seventh Street
Zoning - B-3
Purpose: MAJOR VARIANCE - Three variances in order to remove the
existing building and construct a new
mixed use building. 1). A maximum
height of 30 feet is allowed and a height
of 39.5 feet is proposed, for a variance of
9.5 feet. 2). A floor area ratio of 2.0 is
allowed and a ratio of 2.7 is proposed. 3).
Ninety nine off-street parking spaces are
required and 51 spaces are proposed, for
a variance of 48 spaces.
