The required front setback is 35 feet, and the

5.5 feet.

` "tentative" developer status.)The recommended developer must submit a good faith deposit of$500
payable to "HRA"and deliver to the"Available Lots" address in section 5 above within five days of
receiving notification of designation.
The good faith deposit will be held through the approval by the HRA Board of tentative development
status. If the board approves this status and later approves final sale,the good faith deposit will be
held without interest until project completion and returned with the issuance of a certificate of
completion. If the HRA Board does not approve the developer as tentative developer or approve final
sale,the entire deposit will be returned without interest.
8. Upon designation by the HRA Board,the tentative developer will have 90 days to obtain and
submit a financial statement and commitment showing sufficient funds for:
• completion of proposed development
• development of vacant lots
• house plans
• a site plan and specifications
• scope of work
9. Upon receipt and satisfactory review of all documentation submitted, a public hearing will be held
by the HRA Board of Commissioners for final approval authorizing the sale.
10. After obtaining approval of the board, a closing will be scheduled within 30 days.
11. HRA will transfer the property by quit claim deed. A Contract-for-Sale-of-Land, Limited
Warranty Deed, and other accompanying documents will be required. A closing fee of$125 per
residential unit will be paid by the buyer/developer at closing.
12. HRA reserves the right to reject any or all proposals to purchase.
13. The buyer/developer will have a maximum of one year from the date of HRA Board approval for
sale to the developer to complete the proposed development of the site. Project construction must
begin within six months from the date of the HRA Board approval. From the date of closing, the
buyer/developer will assume all financial and maintenance responsibilities for the site. If the
objectives established for the site are not met by the buyer/developer, (including the six-month and
one-year deadlines specified herein), the HRA will have the right to resume ownership of the
property.
