working to develop a design program for the Firstar Block and
nearby Hamm Plaza since November 1999. Their work will
.' result in a design program that will shape the development
concepts for the site, leading to the final design and
construction of the Firstar Block. Demolition of the bank

Purpose: MAJOR VARIANCE - Two side yard setback variances in order to
construct a new, single-family home with an
attached garage. Side yard setbacks of 8 feet
are required, and setbacks of 5 feet are
proposed, for a variance of 3 feet on each side.
B. Applicant - GMT CORPORATION (#00-117407)
Location - 189 East Kellogg Boulevard
Zoning - B-4
Purpose: MAJOR VARIANCE - A variance of the Floor Area Ratio requirements in
order to construct a 19-story condominium
building at 4th and Sibley, and an 11-story
condominium building at Kellogg and Sibley. A
ration of 8.0 (177,960 square feet) is allowed,`and
a ratio of 13.2 (294,000 square feet) is proposed,
for a variance of 116,040 square feet.
C. Applicant - MACALESTER CHURCH (#00-117492)
Location - 1658 Lincoln Avenue
Zoning - R-3
Purpose: MAJOR VARIANCE - Two variances in order to construct a one-story
addition to the southeast corner of the church. 1)
Existing lot coverage is 32%, proposed lot
coverage is 35%, for a variance of 3% (1,989
square feet). 2) A 16-foot side yard setback is
required, and a 12-foot setback is proposed on the
east side, for a variance of 4 feet.
D. Applicant - SCOTT SELDEN, SELDEN HOMES INC.

Location - 508 East Belvidere Street
Zoning - R-4
Purpose: MAJOR VARIANCE - A side yard setback variance in order to approve
the landing in conjunction with construction of a
new, single-family home. The required setback is
4 feet, and the proposed setback for the steps and
landing on the east side is 2 feet 6 inches, for a
variance of 1 foot 6 inches.
E. Applicant - KYLE HUNT & PARTNERS (00-117834)
Location - 259 Woodlawn Avenue
Zoning - R-2, RC-3
Purpose: MAJOR VARIANCE - A front yard setback variance in order to remove
the existing home and construct a new, single-
family home in the same location. The required
front setback is 63 feet, and the proposed setback
is 58 feet, for a variance of 5 feet.
