of Adbury Street as it pertains to the north 5 feet of Lot 4
and . the south 25 feet of Lot 5, Block 3, Hamline Syndicate
Addition No. 1, situated at the southwest corner of Minnehaha
Avenue and Adbury Street, in accordance with appellantts plans
dated February 17, 1955.

Dear Sir:
This is in the matter of the appeal of Knox Presbyterian Church to establish a
new building line and to relax the land coverage regulations of the Zoning
Ordinance which apply to churches on the property located adjacent to the west
side of Asbury between Van Buren and Minnehaha. This property is described as
lot 2, except the southerly 20' thereof, and lots 3, 4, 5, 6, 7 - block 3,
Hamline Syndicate Addition No. 1. The zoning is "B" residence.
The applicants have acquired additional land by moving a home adjacent to the
existing church and are planning an expansion of this existing church by the
extension of a one-story structure southerly from the existing building. The
existing building line is 19' from Asbury. The applicant's appeal for a build-
ing line change is a minor one and actually would produce a structure 17' from
Asbury for a distance of only 21' in the center of the Asbury frontage. The
remainder of the new addition will actually be set back substantially further
than the existing building line.
The applicants are also asking to be allowed to extend this one-story addition
to within 4'7" of their south property line as distinguished from the 20* 1 re-
quired by the Zoning Ordinance. The Zoning Board feels that this is a proper
request. There is a 20' strip of land south of the church property which by
deed restriction cannot be built upon. This land was formerly owned by the
church and has been conveyed to the property owner to the south to permit the
property owner to the south to create his own buffer. In consideration of the
fact that this is a one-story building, the Board finds no objection to this
proposal.
The applicants are proposing to establish a building coverage of 427o of the
total site. In consideration of the fact that the Hamline Library is directly
adjacent to this site on the west and that there are streets on two of the other
sides of the property, the Zoning Board finds this plan in this particular case

would have no detrimental effect on the surrounding property. The applicants are
developing a parking lot for ten (10) cars and have also gcquired permission to
use a twelve car parking lot adjacent to the Hamline Library on Sundays.
In consideration of these factors, the Zoning Board recommends this appeal be
granted in accordance with the applicant's plans dated February 17, 1955.—

Knox Presbyterian Church, a Minnesota religious
corporation, hereby petitions under Section 20, Subsection I
under Building Zoning Ordinances No, 5840 to modify the pro-
visions of Section 8, Subdivision E with reference to building
area of the lot, with reference to the building line as to adjoin-
ing designated residence property and with reference to the
building line from the street.
Your petitioner is the owner of Lots Seven (7) . Six
(6) , Five (5) , Four (4), Three (3) and two (2) , except the
Southerly Twenty (SIly 20) feet of said Lot Two (2) , Block
Tbree (3) , Hamline Syndicate Addition No. 1, Ramsey County,
Minnesota and has its church structure erected on said Lots
Seven (7) , Six (J) and Five (5) ; it proposes to add to said
structure a Sunday School building on said Lots Four (4) , Three
(3) and Two (2) , except the Southerly Twenty (Stly 20) feet of
said Lot Two (2) ; in building said structure it proposes to con-
struct a small portion which will protrude Three and one-half
(31) feet Easterly and Twenty—two (22) feet Northerly and Southerly
of its present church structure which is now erected Twenty (20)
feet Six (6) inches Westerly from Asbury Avenue; that said
proposed new addition will also be placed on said Lots Five (5) ,
Four (4) , Three (3) and the Southerly Twenty (811y 20) feet of
Lot Two (2) and will be Four (4) feet Northerly of the Southerly
Twenty (Stly 20) feet of Lot Two (2) which is the adjoining
designated residential property; that petitioner in order to
build said Sunday School structure has purchased at considerable
expense, Lot Four (4), Block Three (3), Hamline Syndicate
Addition No, 1, Ramsey County, Minnesota from the record owners

and has removed therefrom the home that was erected thereon;
that to enforce Section 8, Subdivision E of the Building Zoning
Ordinances will cause difficulties and particular hardships to
petitioner in carrying out the strict letter of the provisions
of this ordinance.
WHEREFORE your petitioner prays that it be permitted
to construct said Sunday School structure within Seventeen (.17)
feet of Asbury Avenue', within Four (4) feet of the Northerly
line of the Southerly Twenty (Stly 20) feet of Lot Two (2) ,
Block Three (3) , Hamline Syndicate Addition No, 1, Ramsey
County, Minnesota and that said structure be permitted to be
erected on more than Thirty Percent (30%) of the area of said
Lots Five (5) , Four ( ,, Three (3) and Two (2) , except the
