This property is described as lot 2, except the southerly 20' thereof, and lots 3, 4, 5, 6, 7 - block 3, Hamline Syndicate Addition No. 1. The zoning is "B" residence. The applicants have acquired additional land by moving a home adjacent to the existing church and are planning an expansion of this existing church by the extension of a one-story structure southerly from the existing building. The existing building line is 19' from Asbury. The applicant's appeal for a build- ing line change is a minor one and actually would produce a structure 17' from Asbury for a distance of only 21' in the center of the Asbury frontage. The remainder of the new addition will actually be set back substantially further than the existing building line. The applicants are also asking to be allowed to extend this one-story addition to within 4'7" of their south property line as distinguished from the 20* 1 re- quired by the Zoning Ordinance. The Zoning Board feels that this is a proper request. There is a 20' strip of land south of the church property which by deed restriction cannot be built upon. This land was formerly owned by the church and has been conveyed to the property owner to the south to permit the property owner to the south to create his own buffer. In consideration of the fact that this is a one-story building, the Board finds no objection to this proposal. The applicants are proposing to establish a building coverage of 427o of the total site. In consideration of the fact that the Hamline Library is directly adjacent to this site on the west and that there are streets on two of the other sides of the property, the Zoning Board finds this plan in this particular case Knox Presbyterian Church • -2- would have no detrimental effect on the surrounding property. The applicants are developing a parking lot for ten (10) cars and have also gcquired permission to use a twelve car parking lot adjacent to the Hamline Library on Sundays. In consideration of these factors, the Zoning Board recommends this appeal be granted in accordance with the applicant's plans dated February 17, 1955.— Sincerel C. D.
