RESOLVED, that upon appeal of St. Maryts Association,
Inc. from the decision of the Commissioner of Parks, Playgrounds
and Public Buildings, for the establishment of new building
lines at the northwest corner of Graham and Sue Streets, also
described as Lots 12, 139 , 14, 15, 16 and 17 in Block 3,
Fairview South Addition, Lots 12, 13, 14, 15, 16 and 17 in
Block 4, Fairview South Addition, and the southerly 120 feet of
Sedan Street vacated, and the southerly 120 feet of the vacated
alleys in Blocks 3 and 4 of Fairview South Addition, there is
hereby established a building set-back line of 24 feet applicable
to the Graham Street frontage, a building set-back line of 4 feet
applicable to the Sut Street frontage, and a building set-back
line of 4 feet applicable to the Prior Avenue frontage.

The City Council requested that you prepare a resolution granting the
attached appeal of St. Mary's Association, Inc. for the establishment
of a new building lines, at the northwest corner of Graham and Sue,
also described as Lots 12, 13, 14, 15, 16 and 17 in Block 3, Fairview
South Addition, Lots 12, 13, 14, 15, 16 and 17 in Block 4, Fairview
South Addition, and the southerly 120 feet of Sedan St. vacated, and
the southerly 120 feet of the vacated alleys in Blocks 3 and 4 of
Fairview South Addition, being establishment of a building set-back
line of 24 feet applicable to the Graham St. frontage, a building
set-back line of 4 feet applicable to the Sue St. frontage, and a
building set-back line of 4 feet applicable to the Prior Ave. frontage.

Dear Sir:
This is in the matter of the appeal of St. Mary's Association Inc.
to establish a building line on the frontage adjacent to the north
side of Graham between south Prior and Sue Streets.
The property is described as lots 12, 13, 14, 15, 16 and 17 and the
southerly 120' of Sedan street vacated and the southerly 120' of the
vacated alleys in blocks 3 and 4 of Fairview south Addition. The
zoning is "A" residence.
This property is undeveloped and is vacant except for a single-family
residence which has been moved onto a portion of lots 12, 13 and 14 of
block 4 which faces on Graham street.
The major portion of the property in this area bounded by Prior,
Graham, Sue and Wordsworth was originally platted into two blocks
with the long dimension of the block running in a north-south direct-
ion. Since its original platting, the north-south street in the area,
Sedan street, together with the adjacent alleys have been vacated.
The property is under the process of re-platting with the blocks running
in the east-west dimension. Therefore, it is necessary to establish a
building line along Graham which is the southerly boundary street of
this area. This appeal would have the effect of establishing a 24'
building line along Graham and a 4' side yard line along Prior and Sue
streets. The Planning Board feels ]that this proposal is a proper one
from the standpoint of stabilizing the desirable characteristics of
future development in this area.
In consideration of these factors, the Zoning Board recommend th t 1 41

Gentlemen;
On September 13, 1955 there was filed in the office of the City Clerk our
petition dated September 8, 1955 requesting a change in the building set-back
line applicable to Lots 12, 13 and 14 in Block 4 of Fairview South Addition.
The property in question is located At the Northwest corner of Graham and
Sue Streets. The plat of Fairview South Addition on file and of record in the
office of the Register of Deeds Ramsey County indicates those lots as each
having a frontage of 40 feet facing Easterly on Sue Street and a depth of
125 feet. That same plat shows all other lots in that block, as well as all of
the lots in Block 3 of the same addition, to be facing either in an Easterly
or a Westerly direction. The street, which was situated between Blocks 3 and 4,
and the alleys in each of those blocks were previously vacated by Council
resolution. St. Mary's Association owns all of the lots in Blocks 3 and 4,
except the Northerly 140 feet of those blocks, which was heretofore conveyed
and replatted as Donnay-Reitz Addition. Arrangements are now being made for
the development of the land in those two blocks, other than the Southerly
120 fe^t of the two blocks, and the proposed development contemplates a re-
platting which will establish lots running in a Northerly and Southerly direction.
It is contemplated that there will ultimately be a development of the Southerly
120 feet of those two blocks, along lines involving the establishment of lots
facing in a Southerly direction.
Because of the presently planned and probable future development of the property
we wish to modify the petition filed on September 13th so that it will apply
to Lots 12 .13=_14,_15, 16 and 17 in Block 3- Lots 12, 13, 1L,, 15, 16 and 17 in,
Block 4o,,and the,Southerly 120 feet of SeEr- treet vacated, and the Southerly__:
120 feet of the vacated alleys in Blocks 3 and 4 ,of""Fairview S outh Addition.
This amended petition respectfully requests the establishment of a building
set-back line of 24 feet applicable to the Graham Street frontage, a building
set-back line of 4 feet applicable to the Sue Street frontage, and a building
set-back line of 4 feet applicable to the Prior Avenue frontage. Your early
and favorable consideration of the application as hereby amended will be sincerely
appreciated.
