RESOLVED, that upon appeal of Tilsenbilt Homes, Inc.
from the decision of the Commissioner of Parks, Playgrounds
and Public Buildings, there is hereby established a 25 foot
building line on all of the lots in Tilsents Prosperity
Park, located between Magnolia Avenue, Prosperity Avenue
and Ames Avenue and a north-south line approximately 700
feet east of the east line of Prosperity Avenue.

This is in the matter, of the appeal of Tilsenbilt Homes Incorporated to
establish anew building line in an area bounded by Prosperity, Ames,
Magnolia and a miscellaneous tract to the east. The ppoperty under con-
sideration is a plat known as "Tilsen's Prosperity Park" which was recorded
August 19, 1954, consisting of fifty lots. The zoning is "light" and
"heavy'" industry.
Because of the irregular shape and depth of the lots in this plat the
applicants have found it to their advantage to stabilize the future de-
velopment of the district by establishing new building lines pursuant
to this appeal. Due to the "light" and "heavy" industrial zoning in this
district many of the lots within this plat actually have no building line.
Furthermore, the nature of the residential development to the east is such
so as to make the residential building line on the portion of the plat
affected by Ames Avenue and Mechanic Avenue very ambiguous as to what the
actual building line would be. Therefore, the applicants are proposing
that a 25' building line be established on the property on both sides of
Mechanic Avenue from Magnolia Avenue to the easterly edge of the plat
under consideration on the north side of Ames Avenue from Prosperity to
the easterly border of this plat and(on the east side of Prosperity Avenue
from Ames Avenue north to Magnolia,)
The Zoning Board finds the applicant's proposal is in accordance with the
proper development of this district and finds no objection to this request
from the standpoint of adjacent land use. In consideration of these factors,
the Zoning Board recommends that this appeal be granted. In making this
recommendation, the Zoning Board takes note of the existing "light" and
"heavy" industrial zoning affecting this property and recommends that the
property be re-zoned prior to its development for residential purposes.

• You will note on examination of the plat that the lots
are all of varied depths, and if the present set-back line is complied
with, this would necessitate the staggering of hares from a 25 ft. �• '
set-back to as much as 37z ft. This would not be in accord with good 4✓' _-
development practice, and for this reason, we are herewith petitioning „/`--

this plat.
