The property is described as lots 5 - Plato ',venue Division. The zoning is "heavy industry." . The applicant who owns a frontage of 40' on Plato extending to a depth of 125' proposes to use this property to sell at retail second-hand auto parts. Field investigation discloses that the property is presently being used for the storage of cars that are being dismantled or have been dismantled. The applicant has stated that he does not intend nor desire to conduct dismantling operations on this property. The Zoning Board finds no objection to this proposal if it is limited to the sale at retail of second-hand auto parts. They feel, how- ever, that this permit should be granted on the condtion that there be strict compliance with the provision that there be no automobile dismantling or burning on the property. In consideration of these factors, the Zoning Board recommends that this permit be granted. The Zoning Board further recommends that the sale of this merchandise be limited to the material stored within the existing 16' x 20' building on the premises and that if there is to be any outside storage of material to be sold that the property be properly fenced in a manner approved by the City Architect.
