Dear Sir:
This is in the matter of the appeal of John E. Fredericks to establish a 6'
building line on the Kennard street frontage of lots 5, 6, 7 and 8 - block
1 ::Albright Addition. This property is located adjacent to the northwest
corner of Kennard and Stillwater. The zoning is "A" residence.
The applicant owns a frontage of 150' on Stillwater and 143' on Kennard. The
present building line is 24' on Kennard and 4' on Stillwater. The applicant
desires to reverse the frontage of these four lots so as to permit the con-
struction of three single-family homes on the property which will front on
Stillwater. The applicant's plans call for the construction of the homes
approximately 30' back from Stillwater.
Field investigation discloses there is a home to the north of this property
which is set back approximately 12' from Kennard. The closest home to the
west on Stillwater sets back approximately 21' . There is no objection on
the basis of the appplicant's proposed lay-out for his three sites will be
developed into single-family homes which front on Stillwater. The applicant
has selected this orientation in response to the fact that there are no sewers
on Kennard.
In consideration of these factors, the Zoning Board recommends that the appli-
cant's appeal be granted but that it be amended and supplemented as follows: '
a 6' building line applicable only to lots 6, 7 and 8 as they front on Kennard
and a 30' building line applicable to the Stillwater frontage of lot 8, block 1,
Albright's Addition and the east 30' of lot 2in Cruikshank's Garden Lots. If
this appeal is granted in this form, the applicant can pursue his plan and
the objective of preserving a proper building line on Stillwater can also be
