Hurley Corporation Counsel Building Dear Sir: The Council requested that you prepare a resolution granting the attached appeal of Multi-clean Products Inc. for the establish- ment of a building line of 4 ft. from the property line on Lots 13 and 14, Block 4, St. Catherine's Park Addition, situated at the northeast corner of Ford Parkway and Woodlawn Ave. , subject to the condition that the appellant will construct a side?-alk adjacent to the easterly side of Woodlawn Ave. northerly to a point approximately opposite the entrance of the building and warehouse on the west side of Woodlawn. City Clef RECEIVED JUL 1 "` 19c- CORPORATION COUNSEL CITY OF SAINT PAUL - MINNESOTA . `' RD OF ZONING, CITY OF SAINT PAUL 351-553-253 1315 CITY HALL AND COURT HOUSE PAINT PAUL P.MINNISOTA July 18, 1956 Mr. Joseph Okoneski City Clerk Building Dear Sir: This is in the matter of the appeal of Multi-clean Products Inc. to establish a 4' building line on Woodlawn as it pertains to lots 13 and 14 - block 4 - St. Catherine Park Addition. This property is located adjacent to the northeast corner of Ford Parkway and Woodlawn. The zoning is "Heavy Industry." The property is presently used as a metal storage shop in conjunction with Multi-clean operations. The applicants propose to remove this and expand the existing office space in a westerly direction to within 4' of Woodlawn. The present building on this property is 13' . The build- ing line along Ford Parkway is 2' . The building contemplated by the applicant would extend a distance of 99.41' along Woodlawn. There is an apartment building to the north on Woodlawn adjoining High- land Parkway which, together with its garage, is set back a distance of 6'6" from Woodlawn. There will be an intervening open space of nearly 200' between the applicant's proposed structure and these existing garages. In view of this fact, the Zoning Board finds this proposal has no material effect on adjacent property. They further find that the width of the appli- cant's lot is such that the detailed design and the effectiveness and effi- ciency of the proposed building will be materially enhanced if the relief sought with reference to the building line on Woodlawn is granted. When this matter was brought before the Zoning Board, the applicant's plans were discussed with relationship to the need for providing sidewalks for pedes- trian circulation in the area. The applicant has agreed to construct a sidewalk adjacent to the easterly side of Woodlawn Avenue northerly to a point approximately opposite the entrance of the building and warehouse on the west side of Woodlawn.) In consideration of these factors, the Zoning Board recommends this permit be granted subject to the above-mentioned agreement with reference to the sidewalks involved.
