City Clerk Building Dear Sir: This is in the matter of the application of Gene Chalfen for permit to establish a drive-in car wash on the west side of Snelling between Charles and Edmund. This property is described as lots 1, 2, 3 and_4 - block ,__,,,-._ Stierele,_McConville and_Seeger's Addition and the westerly _5Q'...of al.l• of„ lots 1, 2 and 3 - block 2 - R. B. Thompson's Addition. The zoning is "commercial." This is an "L" shaped tract of ground: it has 100' frontage on Snelling and 50' frontage on Edmund. The westerly side of the site is adjacent to a north- south alley which is located 125' west of Snelling. There is a filling station to the north adjacent to Edmund on Snelling: the Mainline Motel is to the south: there are single-family homes fronting on Edmund to the west: there are retail activities across Snelling to the east. The applicant proposes to establish a building running in a north and south direction with principal access from Snelling. There will be reservoir space for approximately 25 to 31 cars depending upon the particular operational plan to be employed. The car washing building will exit to the north on Edmund. Field investigation discloses no major objection. The closest residential activity is a libmmelocated some 50' to the west from the applicant's building. The lay-out of this plan has been studied by the Traffic Engineer and approved by that office.
