from the decision of the Commissioner of Parks, Playgrounds and Public
Buildings, 25 foot building line is hereby established on Lot 16 as
it fronts on Oxford Street and a 19.4 foot building line on Lots 15 and
16 as they front on St. Anthony Avenue, and a 6 foot building line on the
St. Anthony Avenue frontage of Lots 13 and 14, all in Block 4, Lindemann's
Subdivision, situated at the northeast corner of St. Anthony Avenue and
Oxford Street, in accordance with the applicant's plans dated June 25, 1?56.

This is in the matter of the St. Paul Fire & Marine Insuran e1
Company for a permit to install a customer parking lot i he pko-
perty adjacent to the southwesterly corner of west Seventh and
Auditorium. This is described as lots 11 and 12 - block 6
Rice & Irvine's Addition. The zoning is "commercial."
The improvements on this property are presently being demolished
Wand the applicants propose to establish an employee and clients'
parking lot for daytime activities up until 6:00 PM in the evening
and a public fee parking lot after 6:00 PM.
The property under consideration has a frontage of 138' on 7th
and 108' on 5th street. The plans filed in the Planning Board
office June 22, 1956 meet existing standards. The capacity of
this lot will be approximately 70 cars.
The traffic characteristics of the parking lot design have been
approved by the Traffic Engineer, particularly as it relates to
the design and location of the access driveways and the adequacy
of available reservoir space within the lot.
In consideration of these factors, the Zoning Board recommends
this permit be granted in accordance with the applicant's plans
filed June 22, 1956.

APPLICATION FOR PARKINS LOT
The applicant , St . Paul Fire and Marine Insurance Company
proposes to use the lot privately on weekdays until 6 o'clock P.M.
and until noon on Saturdays. During that period the lot will
furnish parking facilities for its employees.
At all other times it is proposed that the lot will be
used for public parking for which a reasonable and customary
fee will be charged.
Permission is also requested to level all buildings presently
on the site in order to effectuate the foregoing.

Dear Sir:
This is (in the matter of the appeal of St. Peter Claver church to change a
building line on the property adjacent to the northeast corner of Oxford and
St. Anthony.) The property is described as lots 13, 14, 15 and 16 - block 4 -
Lindemann's subdivision. (The zoning is "B" residence.
The property is presently vacant: the applicants propose to construct a church
for St. Peter Claver on the property. It has a frontage of 150' on St. Anthony
and extends to a depth of 120' on Oxford. Under the Zoning Ordinance, the pres-
ent building line is 24'< onSt. Anthony and 4' on Oxford. The applicant pro-
poses a building line along St. Anthony as follows: a building line of 6' for
approximately 12' of the structure, a building line of 9' for 22' of the struct-
ure and 19'4" for 84' of the structure as it relates to St. Anthony.
Field investigation discloses no Objection to this request which is basically
a re-orientation of the front yards as the applicant is the owner of a con-
siderable portion of this block.
In reviewing the applicant's development plans, the Zoning Board feels this is
a proper proposal inasmuch as there is adequate off-street parking and there
is no evidence to indicate that the applicant's plans would be materially detri-
mental to the adjacent property owners.
In consideration of these factors, the Zoning Board recommends that the appeal
to change the building line be granted so as to provide a 25' building line
along lot 16 as it fronts on Oxford and a 19.4' building line along the St.
Anthony street frontage of lots 15 and 16 and a 6' building line on the St.
Anthony street frontage of lots 13 and 14, all as shown on the app icant's plans
dated June 25, 1956.
