THE COUNCIL OF THE CITY OF SAINT PAUL DOES pRDAIN:
Section 1. That Ordinance No. 5840, approv d July, 7, 1922,
as amended, be and the same is hereby further a ended so as
to rezone Lots 1, 2 and 3, Block 4, Manson & Si ontonts Addition
from "C" Residential District to Commercial Dis rict.

Dear Sir:
This is in the matter of the petition of George R.1Mcilean to re-zone
from "C" residence to "Commercial", lots 1, 2 and 3 - block 4 - Manson
and Simonton's Addition. This property is located adjacent to the
southwest corner of Grand and Lexington. The pro arty has a frontage of
100' on Grand.Avenue and extends southerly a dist ce of 150' along
Lexington.
The property is presently developed as follows: there are retail acti-
vities on the north portion of the lot which from Grand which presently
enjoy non-conforming use privileges. There are t o single-family homes
on the southerly portion of the property which fr?nt on Lexington.
The applicants propose to teme!repthe houses on the property and develop
a parking lot on the premises which will serve thje Lexington Restaurant
and Cocktail Lounge.
The Zoning Board finds that this is a proper pro osal in view of the
fact that there is an urgent need for additional off-street parking in
the area and, in consideration of the fact that rand Avenue is zoned
"commercial" in this district with the exception of the property under
consideration and the property located adjacent o the northwest corner
of this intersection.
In view of the actual commercial use of the southwest corner which exists I
on the premises and that the fact that study hasl revealed that parking
can be developed at this point without materially affecting the interests
of adjacent land use or of traffic safety, the Zoning Board recommends
that the applicant's plans for this project be pproved and the petition
to re-zone the property under consideration f ro "C" residence to "commercial" , ,'
