Dear Sir:

This is in the matter of the application of Edwin F. Janssen
for a permit to establish a customer parking lot on lots 11
and 12 - block 6 - Nininger & Donnelly's Addition. The pro-
perty is adjacent to -the northeast corner of Avon and Selby
and is zoned "Commercial."
The property has a frontage of 82' on Selby and extends to a
depth of 119'2". The applicant proposes to establish a 12-car
customer parking lot incident to an off-sale liquor store on
this property.
Field investigation discloses no objection to this activity
at this point from the standpoint of adjacent traffic or land
use provided that the applicant's plans are followed and de-
veloped in accordance with existing standards.
In order to establish the relationships desired by the appli-
cant's plans, it is necessary for the Council to grant an appeal
to waive the 8' side-yard requirement of the Zoning Ordinance as
it pertains to parking lots. This matter is treated in a separate
letter accompanying this report.
In consideration of these factors, the Zoning Board recommends
this permit be granted in accordance with the applicant's plans
approved September 20, 1956.
