This property is described as lots 18 through 20 and the southerly 14' of lot 17, and the southerly 118.05' of lots 23 through 26, except the easterly 25' of lot 26 - block 7 - Wifleburg Hills Addition. The zoning is "commercial" and "Light Industry." The property is presently vacant and will be used as a customer parking lot for a neighborhood shopping center. The applicant controls a frontage of 280' on Maryland and 265' on Hawthorne and all of the property on Rice between Maryland and Hawthorne. Earlier this year the applicant presented a petition for the vacation of certain alleys and the rezoning of the property and at that time the applicant's development plan was thoroughly reviewed. The parking relationships proposed under this application are in accordance with this development plan. The lot will have a capacity of approximately of 111 cars. Field investigation discloses that there has been some light standards erected in the north-south alley adjacent to the easterly portion of the property which fronts on Maryland. These light stan- dards are in violation of the plan and are being objected to by adjacent property owners. The other relationships proposed are in accordance with existing standards, however. The Zoning Board recommends that this permit be granted pursuant to plans approved September 20, 1956 subject to the condition that the light standards be relocated in accordance with existin regulations. • CHL: FS D. •ek Enc.
