Dear Sir:
This is in :the matter of the application of the Sinclair
Refining Company for a permit to enlarge an existing fill-
ing station which is located adjacent to the northwest
corner of Grand and Hamline. The property is described as
the south one-third of lots 26, 27 and 28 - block 1, Wann's
Addition: the property is being expanded to include the
south half of the north two-thirds of lots 26, 27 and 28 -
block 1 - Wann's Addition. The zoning is "commercial."
The property is presently used as a filling station which
was built in 1935. The applicants are proposing to re-
move a single-family home to the north and expand the fill-
ing station operation in this direction by moving the build-
ing north from its existing location a distance of about 40'.
The property has a frontage of 127.15' on Grand and a frontage
of 100' on Hamline. There will be two driveways from Grand.
and two driveways from Hamline. The property to the north
will be separated from the filling station proper by a
screen planting approximately 10' wide. There will also
be a screen planting adjacent to the westerly limit of the
site which will tend to buffer this use from the residences
which are also located to the west.
Field investigation discloses no objection from the standpoint
of adjacent land use or traffic. Plans are in accordance with
existing standards.
In view of the commercial zoning of this property, the Zoning
Board recommends that this permit be granted in accordance with
the applicants plans approved September 20, 1956.
