Dear Sir:
This is in the matter of the application of Standard Oil
Company for a permit to install a filling station adjacent
to the southeast corner of West Seventh and Davern. This
• property is described as lots . 6 and 7, Snelling Outlots
Addition. The zoning is "Commercial".
This is an irregularly shaped tract with 1.4.'8" of frontage
on West Seventh extending' southerly a distance of 167'S"
along Davern. At present there are three single-family
• homes on the property which will be removed to make room
for a filling station which is to be developed in accord-
ance with all existing standards.
directly
The land/to the east is vacant and beyond that are the
' Sibley Manor apartments. There is a vacant lot across
Davern to the west and vacant land and WLOL's transmitting
tower to the south: diagonally across W. 7th to the north
is a house and a vacant lot: there is a DX filling station
directly across W. 7th to the north.
In anticipation of additional heavy traffic which will
doubtless desire to use Davern incident to the Remington
Rand operation, the applicant h adjusted his plans so as
to permit the widening of Dad rhY do$Yanthis project be
undertaken in the future.
In consideration of these factors, the Zoning Board recommends
that this permit be granted in accordance with the applicant's
plans approved September 21, 1956.
