""' iii itii I OO#!11.414.932 1313 CITY MALL AND COURT MOYSS SAINT PAUL 2,MINNISOTA December 5, 1956 Mr. Joseph Okoneski City Clerk Building Dear Sir: This is in the matter of the appeal of the Standard Oil Company for permission to extend an existing commercial use to cover all of lots 3 and 4, block 3, Ware & Hospe's Rearrangement "A" of Ware & Hospe's Addition. The zoning on these two lots is "C" residence.and "Commercial." In conjunction with this appeal, the Standard.Oil Company is Also applying for a permit to rebuild an existing filling station on these premises. This property is located adjacent to the Northwest corner of Dale & Como and is described as lots 1, 2, 3, and 4 - block 3 - Ware & Hospe's Rearrangement "A" of Ware & Hospe's Addition. . . Lots 1 and 2 of this property are zoned "commercial": lots 3 and 4 are zoned "commercial" and "C" residence. In order to carry out the objectives of the applicant's.plans.for remodeling and rebuilding this existing filling station, they desire to use all of lots 3 and 4 as well as lots 1 and 2 for commercial purposes. Therefore, they are appealing pursuant to Section 5, paragraph !!f" of the Zoning Ordinance under which the Council may permit - in cases of lots in single ownership which are divided by a Use District boundary liner the extension of a use to apply to the entire lot. The applicant's plans are in accordance with the existing standards and have j been approved by the Traffic Engineer. Field investigation discloses no objection from the standpoint of adjacent land use or traffic. In consideration of these factors, the Zoning Board recommends that this appeal 1 to permit the use of all of lots 3 and 4, Ware & Hospe's Rearrangement "A" of Ware and Hospe's Addition for commercial purposes be granted. . .
