This property is described as the east half of lot 19, all of lot 20 - block 1 - Joseph R. Weide's Addition and the vacated alley adjoining lot 20 on the East. The zoning is "C” residence. The applicants have acquired additional property to the west of the existing church which is located adjacent to the northwest corner of Payne and Rose. They are in the process of constructing a new parish house on this additional property, a detail of which involves an encroach- ment of approximately 3' of an overhead canopy into the existing twenty- one foot front yard space of the property adjacent to the north side. of Rose St. The Planning Board finds that this is a very minor encroachment and that the structure itself is well within the y rd limitations. All of the property owners in the block which involvlomes on the north side of Rose to the west have agreed to this minor change. In consideration of the fact that this proposed canopy will not damage adjacent properties in any way and the fact that the proposed canopy would imrove the utility and service of this church structure in a manner consistent with the general public interest, the-:Zoning Board recommends that this appeal be granted. / zoN1Na wrri AL S' e y I+TeRtee is en that a public , CDL:FS wmtri ae hebfore the ciy. GENTLEMEN : We the undersigned hereby appeal to submit the following dates. in regard to establishing a new building line at 181ft. no inches from the property line. The East Immanuel Lutheran Church Parish House addition is located on the East 2 of Lot 19, all of 20 and the vacated alley adjoining lot. 20 on the east, block one, Josep« R. Weides addition, situated on the North side of Rose Street between Payne Ave. and Edgerton. Our frame building has been removed for the p,rpose of constructing our new Parish House addition. Because of the location of windows, partitions, etc, in the existing building, and the north property line at the vacated alley, we found there was no alternative but to project the brick support for the main entrance canopy beyond the building line. Under section 20 Par. J. of the building gone ordinance, we hereby appeal the setback requirement under section 16 of the same ordinance. The present building line established by the existing residences in the block having been built prior to 1922 is 21ft. no Inches. We hereby appeal to establish an 181 ft. building line along the east 1L.ft. of the vacated alley.
