Hathaway to rezone from "A" residence to "Commercial" the property located adjacent to the southeast corner of Snelling and Stanford. The property is described as lots 1 and 2, Evergreen's re-arrangement of Block 5, Sylvan Park Addition. • The owners of eight out of ten of the several descriptions within 100' of the area sought to be re-classified have signed this petition. The property is presently vacant. The property has a frontage of 80' on Snelling and extends easterly to a depth of 120.8' on Stanford. Adjacent land uses are as follows: there are single-family homes to the west across Snelling, to the south and to the east across the alley: there is a filling station across Stanford to the north plus a repair garage. This property is zoned commercial along Snelling to the north. There are also several commercial activities further to the north on the east side of Snelling. The applicants propose to develop the site for a small office building for real estate and accounting uses in accordance with their letter dated May 1, 1957. This building would have a dimension of 60' on Snell- ing and 40' along Stanford. There would be space on the site for approxi- mately 10 cars which would be adequate for the demand generated by the uses contemplated. In view of the fact that the owners of all of the property adjoining the area to be re-zoned have signed this petition and that the parking problem is being adequately handled, and in consideration of the commercial char- acter of the land to the north, the Zoning Board finds this proposal is compatible with the proper and highest development of this portion of Snelling Avenue. In consideration of these factors, the :toning Board recommends that this petition be granted. ?)/041:. Siere C. D. lUics Planning Director CDL:IBS Enc.
