Blomquist to rezone from "B" residence to "Commercial" a tract of land located adjacent to the north side of Case between Clarence and Birming- ham. The property under consideration is described as lots 3 to 13 inc. except northerly 15' of said lots 8, 9, 10, 11 & 12 - block 1 , - Fairchild & Howards' Rearrangement of part of Tracy's Outlots. The owners of 78% of the several descriptions of the area sought to be re-classified have acquiesced to this petition. The land is presently vacant and has a frontage of 395.2' on Case St and ex- tends to a depth of 138' . The area is approximately 55,305 sq. ft. or 1.27 acres. As set forth more specifically in the applicant's letter and plan dated March 22, 1957, the land is proposed to be developed as a parking lot and storage garage to be leased to the Northwest Bell Telephone Company. There is no use proposed for the remaining 139' to the west. The adjacent area is primarily vacant with some scattered residential development. There is a single family home to the west across Bir- mingham and one single-family home to the west. The Chicago, St. Paul, Minneapolis & Omaha Railway right-of-way adjoins the site on the north. The property across Case St. to the south is vacant and low. In view of the rough character of the surround terrain, the proximity to the railroad tracks and the undeveloped character of the sur- rounding area, the Zoning Board finds that the applicant's proposal is in keeping with the proper use and development of the area in which it is located. The purpose of re-zoning this property is for the construction of a parking - storage garage for Northwestern. Bell Telephone Company. This building is to be a one-story, block, brick veneer. The building will be used exclusively for off-hour parking of small pick-up trucks. No offensive and noisy operations whatsoever will be conducted. The design and appearance of the building is such that the building will be an asset to the area and the operations are such that they will be of no nuisance to the neighborhood. The undersigned, who circulated this petition,was under the impression that the proposed building would require a zoning of Light Industry. In the event a building permit for this structure can be procured in an area zoned commercial, it is hereby requested that the petition be amended from Light Industry to Commercial.
