Dear Sir:
This iso in the matter of the appeal of Childrens' Hospital to establish
an 11' building line along Irvine Avenue as it pertains to the existing
and proposed development of the Childrens' Hospital facility located ad-
jacent to the south side of Irvine, northeast of Thompson Street, extended.
The property is described as the north half of lot 41 and lot 1, Connecticut
Subdivision of Block 86, Dayton and Irvine's Addition. The present zoning
is "A" residence. The applicants have a petition pending for the reclassi-
fication of the entire tract to "C" residence.
The present building line is somewhat indefinite clue to the nature of the
adjacent residential development along Irvine. Pursuant to a determination
of the Building Department, the applicants are appealing for the establish-
ment of an 11.1' building line along the portion of the tract which will be
affected by the Hospital addition which is also affected by the proposed
re-zoning change before the Council.
In view of the fact that these two proposals are inter-related, the zoning
Board finds that the relationships proposed by the applicants are proper and
recommend that this appeal be granted subject to favorable action on the
part of the Council relative to the pending re-zoning petition.
